Property Ratings at Yugo Fort Wayne Arch
This complex is scary. My daughter leased this apartment for 2 years. It went from bad but tolerable the first year to a complete train wreck the second year. Management is a DISASTER. Between gun shots, police and fights, the complex is not safe for anyone. Maintenance is a complete waste. My daughter had an animal in her heating duct an d they told her the soonest anyone would be out would be in 2 weeks. Pool was never open. Never. Like in two years. The security gate was broken. They claimed to fix it about 2 months ago, but it is broken again---hence one of the reasons the complex is not safe. When we were walking up the stairs, I was looking around and it is dirty, trashy, and looks homeless. I kept contrasting it to her new apartment--which is brand new. I can't believe we waited to move out. But where you really have to be careful (if the above isn't enough) is the move out inspection. Be prepared to pay at least $500 in things that are NORMAL (painting walls, cleaning carpets, etc). I would NEVER advise anyone to stay in this complex. There are so many new and better ones around.
When I moved in I loved living here but new management took over and problems ever since. Now even though I like college kids. I was verbally told I would not have college kids living with me. I'm an older adult and many times it does not work. I've had college room mates that don't clean or take responsibility and the management does not step up and fix problems. They say it's between you and your room mates. I'm sorry I used to love it here but now can't wait till I'm out. College kids great but older adults especially single I would not recommend

Two of my sons lived in an apartment at their Fort Wayne, IN location - The Arch for a year. At the end of the year, one son moved out, the other one wanted to renew. They had him sign a renewal agreement, then afterwards told him that he wouldn't be able to renew unless he had a cosigner. He doesn't have anyone who can cosign for him. Then, someone at the office told him he could pay a month ahead, but when he went to do that.. he was told that no, he still needed a cosigner and the lease would be void. He moved out and turned in his key. He was then told that he will owe for an additional year of a lease that they say he doesn't qualify for. When his grandma (who cosigned last year) called corporate, she told them that it is illegal. You can not both tell someone they don't qualify for a lease, then tell them that they owe you rent. She was told that is just "how they do it". The manager said he would call back on Friday. It is now Monday afternoon and there is STILL no call.

My son rents a apartment there. We had the option to get our own renter's insurance. I initially sent them a binder that showed that he had renter's insurance. The minder said it was good for 90 days even though it showed that I had paid for an entire year. They emailed me that said it was expiring but did not give a reason why. I re-sent the binder to them and never heard hack. Then they charged me for one month's renter's insurance. I then sent in the official declaration from the insurance company. What did they do? The charged me for another month! I called them again and they refused to remove the charges! Go somewhere else!!!
Super nice to you when you visit before renting. Once they have you, they could care less about you. Transferred schools and was required to find someone to take over my lease (which I totally understand). They did not honor the original move in time (moved it back 2 weeks) and charged a 1 month fee to have someone takeover the lease. Huh? for what? Told me I could ignore the lease for those 2 weeks. What does that mean? I would think twice about signing a lease with this place.
I recently just signed a lease for this upcoming fall and I could not be more excited!! One of my bestfriends lives at The Arch Ft. Wayne and she absolutely loves it. I can't wait to brag to all of my friends about my new apartment place. Also, the staff is so friendly!! They are always making sure I'm aware of upcoming events and promotions. I haven't even moved in here yet, but I can already tell I'm going to love it!
I am so glad I chose The Arch to call my home. The individual room rent is a great deal, and I love not having to pay extra for utilities. The staff is so nice and plans fun events, and I've met my best friends living here. Shoaff Park is right next door, which is perfect to play fetch with my dog, and all the nearby colleges are close by too! I already re-signed my lease for another year! Come join The Arch family!
I rented here for an year , as it is student apartment they will rent to multiple different people . After move out they charged me 1600$ for Bug treatment and said there is no way that charge can be taken away This is so bad situation paying $1500 for 3 bedroom apartment treatment when I stayed only in one bedroom whole year. Don't stay here at all .....
HORRIBLE PLACE TO LIVE! The Grove is not organized whatsoever. Staff is rude and not nice to you. I put in a work order to get a new mailbox key and it took them 4 months to give me another one! Even though it takes like 15 minutes to make another copy. Also, they have lost my checks twice when going in to pay rent. It's ridiculous! Worse place to live. Can't wait for my lease to be up!
close to IPFW campus but the buses stopped running over here to pick up students at this particular student housing complex. Unprofessional staff, paper thin walls and poor Maintenence staff.
It is a perfect off campus college living housing! I am living down the street from my college. My building is very quiet and nice! Everything is furnished, not the newest couches and side couch but it's not in terrible condition. Huge bathroom and bathroom. Maintenance is there when you need it! The staff give free foods sometimes and are very nice and understand, I am a broke college student.
Very close to 3 golf courses, a nice park with free disc golf, and the river greenway for exercise. Close enough to jog, walk, or ride to campus. Good bars to eat in, not so many places to walk to buy groceries, though. The apartments themselves are not the cleanest. This is a pet friendly community and college kids do not teach their dogs to clean up after themselves. )-: But nice place to live close to campus
The staff are not professional at all. Stuff never gets fixed. They have random inspections for rooms that aren't even being rented out. Don't take your room mate preferences into account. Dont notify you when you have a package. Charge you for things without warning. They LIE
My first apartment experience was here at The Grove. Getting set up here was very simple, and the atmosphere keeps me going. For college life, this is a must for an apartment. With a very modern study room, that includes wifi, this complex is set up only to succeed. With a well maintained grill area, volleyball court, and a cozy pool, it's nearly impossible to not find something to do. Oh yeah, the location is even more on point, being located just next to multiple restaurants, bars, and grocery stores. Young or old, achieve at the Grove.
