Terrible management. Quite honestly, for how expensive the apartment already was, it's impressive how inventive they were in finding new ways bill me.
I would highly recommend NOT choosing this apartment having made the mistake myself. I am not exaggerating when I say they are possibly the worst management ever. The building ain’t too bad but their management is unbelievably bad. I don’t want to share my story because it will sound way too cringy, but the amount of mental torture they have made us go through, I hope no one else does. Please don’t choose this apartment. I live here, and I am telling you, Don’t.

I would never never live at the Lux again. EVER! It was a terrible experience. The management is poor on responding to situations, the parking garage is terrible, and do not be fooled by the amenities they promise because they are not that great. The amount that it costs to live here is a rip off for what you get. I would never ever live here again even though it is in a good location. It was a terrible experience and I would not recommend to any one.

Living here is an absolute nightmare. The parking system makes getting to work a struggle on a daily basis. The system is certainly not ready to be used to the capacity that they use it and when you let them know that there is a problem with it they get irritated with you. It's extremely expensive for what you get and are forced to finish out your parking lease even though the system doesn't work correctly.
Great location, nice rooms, amenities, and maintenance staff. For me - it's not worth the headaches that comes with the management, unreliable parking system, and prices.
Currently living here now, and will be moving. The rooms themselves are very nice as well as the rooftop pool and theater room. Maintenance is good and timely although the front office can be rude. The main issue is that the parking system is horrendous. Sometimes you get your car in 5 minutes... sometimes you have to wait an hour... sometimes you just don't get to use it all because the system won't retrieve it. Obviously this is a problem if you have a job or need to drive your car anywhere and plan on being on time. Not worth it
I lived at The Lux for more than a year now, since I moved to Madison in 2016. The Lux is one of the most beautiful and very high quality complex in Madison and not only Downtown. The roof top terrace with swimming pool is breath taking. 360 degrees aerial panorama of Madison: Lake Monona,Lake Mendota and the Capitol! The sunsets are absolutely stunning! It is home to a wide range of residents including professionals young and old. I also really appreciated the personal touches and professionalism of the management teams. They are very quick to respond, very understanding and just a pleasure to interact with. Abby, Joseph, Karina and John are the nicest people ever! Maintenance turnaround is also very quick. I highly recommend this location to any interested renters. If you want to live Downtown without the noise of college students, this is the place for you!
I've lived at the Lux over the past year and have really been impressed with the building, amenities, service, and management. It was a brand new building when I moved in so the apartment itself was in pristine condition. The roof, pool, movie theater, etc were all super nice and provided a great space to host or kick back in. I filed a few maintenance requests over the year and they were all completed immediately by friendly and professional staff members. I extended my lease for a bit and management was very accommodating and went out of their way to help me out. When I first moved in there were some glitches with the automated parking system but those have since been resolved and the system now works quickly and reliably. Management was nice enough to provide me with parking credits for those first few months as they worked out the kinks. In all, was very impressed with the staff and building, would definitely recommend.
The rent is very expensive since the room is very dark and small . The rooftop terrace don't have lights on and it is rarely cleaned. Also, Lux is by far the worst property I've ever had to deal with. The staff are rude (use threatening way to talk to you ) while not caring tenants' thoughts.
Parking system is ridiculous. Rent with the Domain instead!! At least they're smarting enough not to put in an automatic parking system. This system is very inconvenient, especially for a busy street.
The garage breaks weekly. Even if it is functioning, wait times in the morning are around 25 minutes. After work times can be up to 40 minutes. Management is impossible to work with. I was promised different appliances 3 months ago. Management waited until I wouldn't renew to change their mind and not give me said appliances. The property has a number of college tenants that are loud. Another review says this: 'They handed me the keys as well as a welcome bag with some general cleaning supplies along with a bottle of nice wine.' let me assure you that this is not true.
If I could give this place 0 stars, I would. I decide to write this comment because I do not want anyone to be fooled by those positive rates. The manager Lippitt and other staff show no empathy and want to squeeze as much money as possible from their residents than genuinely helping them. I returned the room key a few hours late after my lease ended and they deducted me 700 dollars (half of a month rent) from security deposit ! When I tried to negotiate with them, the staff talked in a callous tone and even bluffed me to avoid me sharing my experience. I have no choice but to sue the property. Although I got part of my deposit back due to the judge, I regarded living at Lux is my worst living experience! Also, the security here is very awful. When I lived at Lux after couple weeks, the manager Russell still did not mark down my move-in and one day opened my unit door and tried to have a room tour with potential tenants. That was totally ridiculous and unacceptable! I lived Madison for 5 years and never have such horrible and frustrating living experience like this! Don’t waste your money living there! The rent is expensive and totally did not worth it! There are much much better place to live with the same price you would pay to live here!
We signed our lease before construction was completed to move in 1 month after the building opened and were told that it would be completed in time. The building was available to move in on time, but many of the amenities were not. The pool did not open on time and we were never told of this in advance of signing our lease. One of the biggest hesitations of moving in to the building was the parking system. I wish I had listened to my concerns. The parking system is a total nightmare (though not at all the fault of The Lux or management). First off, the parking system was not ready for many months after the building opened. Again this is not the fault of The Lux or management and The Lux staff did everything they could to help with the situation, including offering parking at another building nearby. Also there is an premium cost for the city of Madison of $200 a spot that results in a consistent burden to the residents, which is a little absurd in my opinion. Every morning and evening as residents are going to and from work there is a consistent wait of anywhere from 5-45 minutes to get your car out of the garage and it is extremely difficult to estimate when you will actually be able to leave. There are supposed enhancements coming to the system to improve the time it takes, but the company that operates the parking system has consistently broken time commitments to The Lux and its residents. I now dread any time I need to run to the store quickly or step out under short notice because the time it takes to get your car out is so unpredictable. The parking situation alone makes me wish I had lived elsewhere and I would strongly encourage anyone thinking about moving to the Lux consider this. It is possible that ParkPlus will actually come through with some of their commitments and significantly reduce the time it takes to get your car. The technology is very awesome, but it is not at a point where it can be used in a residential building. The Lux does have the largest system like it in the world, so it might get better some day...
Great building with very nice staff. I just toured and they were nothing but helpful and answered all of my questions. Great amenities and features in the units. I loved the granite counter tops and that they have washer/dryer in every unit and the fact that you get to be the first person to live in a unit if you decide to rent from them. Definitely recommend The Lux, I'll be putting my application in today.
My girlfriend and I just moved into The Lux on June 1st. We had originally signed our lease prior to seeing the building finished, so we did not know what to expect upon moving in. When we came to get our keys the property managers were very helpful, they took us on a whole tour of the place and explained how everything was going to work now that the building is completed. We immediately fell in love with our new apartment when we stepped in. Being that it is a new apartment building some things were not up to par upon move-in, but Orosz Properties has done a great job at resolving any issue we bring up to them within 24 hours. Other than that, the rooftop terrace is amazing. You can't find a view like that at many other places in this city. Especially when you take into account the possibility of watching the sunset while in the rooftop pool! Overall, we would highly recommend this building to any "young professionals" looking for a nice new spot in the downtown area.
The crew in the front office is really helpful. If they don't know the answer to a question you have, they will go out of their way to find the right answer. The whole process of moving in can be a bit overwhelming, but not at The Lux. There's no application fee, and all of the forms I needed to fill out were online. Super convenient. The only time I needed to go into the office was to do the initial showing, and then to grab my keys upon move in. The lease was sent to me via e-mail, and a few electronic signatures (as initials) was all I needed to complete the process. When move-in came around, I went into the office to receive my keys. They handed me the keys as well as a welcome bag with some general cleaning supplies along with a bottle of nice wine. Overall, I was very impressed with the simplistic approach, and I'm very excited to be a part of this professional community.
The apartments are really nice with modern touches and a great location being right in the middle of downtown Madison. It is a new apartment building and there have been some issues with our apartment and the management has been quick to attempt to resolve these issues. However, I am frustrated that it is now about a month and a half, and the apartment is still under some construction. The parking garage, which was supposed to be ready at move in is still not complete and I am having to park off-site where the property manager is providing parking. I feel like I am paying too much to live in the middle of construction, and it's frustrating because these apartments are not cheap. Overall, I wish that we were kept more up to date on what is happening in the building.
