Property Ratings at ZAG
Signed an 18 month lease and that was the worst decision we've ever made. This place good for the first few months and then turned into hell. The building is loud from upstairs and also the adjoining wall. If you want something peaceful and less stress, I wouldn't recommend this place. Check the walls when you go on tour with them, it's literally hollow. The fact that reviews on their website is closed for residents/former resident is already a red flag. I suggest that if you are interested on this place, you should on a tour & check the walls and ceiling for insulation. If you have problems with your neighbors, the office doesn't even care about your comfort since they think that the noise is normal even though it's already so bad. It was so bad that it's okay with them even though neighbors wake you up at like 1am-4am. So glad that we're finally out of this management. Wouldn't recommend Zag or other apartments of bluestone development!

ZAG was fine when I first moved in, but the management changed when I had about 4 months left in my 18mo lease, right around rent renewal time. They refused to negotiate my lease renewal, sighting "market rates" for giving me a $100+/month rent increase. Expect to lose at least $100 of your security deposit to "standard move-out expenses" such as carpet cleaning and a OPPD transfer fee (even though I already paid a separate transfer fee with my individual OPPD account). I never liked my one bedroom unit due to the choppy floorplan and lack of a bathtub, but having newer appliances was nice. Expect to overpay to get any decent, functional apartment. Community "ammenities" are cheaply made and poorly designed, such as the literal 90-degree couch in the community TV area. Also, the community feel is nonexistent - the hallways feel like a compound since they outlawed doormats and door decorations. Seriously. Absolutely not worth the price, especially if you want your deposit back
The pool and coffee machine amenities are a plus as well as the neighborhood! Unfortunately, the staff turnover has resulted in very inconsistent communication as well as a response time to emails taking up to a week, if you get a response back. For the high cost of rent at Zag, this is not acceptable. There are many new apartment complexes in the area so I would consider those options and leave Zag off the list for several reasons. There have been 2 property managers and 5 lease managers while living here which has contributed to the poor communication and response time. The building is very loud, the walls and ceilings are paper thin. You will hear your neighbor walking above you as well as toilets flushing and water running. The appliances do not reflect "luxury apartment" and the small amenities rooms such as the gym and private conference room cannot support the number of residents living in the complex. There are so many new apartments popping up around Omaha, I would recommend giving those apartments a look before coming here. Unfortunately with the high staff turnover and loud atmosphere, there is a lack of communication in addressing issues and providing important services to the residents. This is so unfortunate as the complex is in a great neighborhood, but the high cost for a mediocre living situation makes Zag a "pass" for your next apartment search!
We enjoy the urban living experience and have found the ZAG to be the perfect Omaha complex for us.Tucked away in a quiet neighborhood just off Leavenworth is apartment living at its best. A brand new complex, the ZAG offers us a comfortable retreat with an eco-friendly environment. We enjoy the beautifully landscaped grounds with a heated outdoor pool, state of the art grills, and a fire-side seating area. The workout room is well-equipped. We’ve found the spacious apartment welcoming with its high ceilings, high-end flooring, washer/dryer and attractive window coverings. Coming home at the end of the day, we find the ZAG to be a comfortable living experience with many amenities. Check out the ZAG!
I never knew how much I loved amenities until I was apartment searching. This place checked off everything on the list. I live in a spacious studio, with easy access to the courtyard which includes an awesome fire pit and a pool. Best part is, while there are so many areas to socialize, when I'm home, I don't hear my neighbors. It's the perfect place for a young professional.
I've been at Zag for about a week now, and I love it! The buildings are nicely finished. The common areas (gym, courtyard, pool, lounges, garage, etc.) are all very nice and spacious. The units themselves have beautiful, new features. I highly recommend living here. I really love it. The location is great. I'm walking distance to running routes through Elmwood and Memorial parks, not to mention a 4 min. drive to the Med Center. The leasing staff, Melissa and Blythe, as well as James with maintenance are all very helpful and friendly. If you're looking to rent a newly done, top of the line apartment, look no further. I am very happy here so far!
While moving across multiple states the Zag staff made my transition so easy. From the start they make you feel like you are an important part of their community. I've received numerous notes and kind messages from Melissa and Blythe for holidays and just being a resident. Even through the construction this place is better than ANY I've lived in before. Recycling, garden plots and space-conscious floor plans make this apartment a wonderfully "green" addition to the neighborhood. The heated pool and fun events--like Waffle Bloody Mary Brunch--help too :)
I just moved in here and I love these apartments. The dolly/grocery carts provided by management are an added plus. I don't have to worry about carrying a bunch of stuff up stairs.
ZAG Apartments is amazing. The staff is so friendly and always willing to go above and beyond. The location is perfect.
This place is amazing! They take care of you from day 1 and continue until the day you move out. Very clean and very cool design. The maintenance is quick to respond. I love this place! Highly recommend!

Since I found out Zag construction was underway I anxiously awaited to see just how amazing of an addition it would be to the area and the surrounding community. 5 stars doesn't do this new facility justice! From its aesthetic appeal, amazing modern design and overall appearance this complex is exactly what the area needed!! As for the staff, if you are looking for an apartment complex with great customer service....look no further!! Melissa and Kassie are some of the most professional Property Managers I have seen. Their staff is a perfect compliment to an already amazing apartment complex!!! If you are looking for a new apartment complex...look no further!! ZAG is hands down second to none!!
These new apartments are beautiful on the inside. The staff is friendly and the atmosphere is wonderful. As a college student, I have already benefited from the study room that they have in the main lobby. It provides me a space to study so I don't have to go to the library. The building is kept clean and the coffee machine is just an added plus. The shuffleboard table is a great place to socialize with friends. This complex is definitely amazing and I feel as though I will really enjoy staying here.

This is an outstanding apartment to live: safe, clean and brand new! I'm living here for a month, and everything is amazing so far. The apartment's design is lovely and modern. The common area downstairs is definitely an extra. You can work pretty quiet in the conference room or enjoy a coffee/hot chocolate while playing shuffleboard or watching TV with other guests or friends. People here care about you. Melissa, the property manager, is an incredible host. Very professional! As an international who doesn't know how things work in the US, she was so patient and helped me with a lot of paperwork. I really appreciated that. Another example of the way they work: last week I was at 6mo of my birthday date. When I arrived home after work, I had a small bag hanging on the door with a tasty cupcake in it wishing "Happy 1/2 Birthday". It's just a detail but shows how they work and care about your comfort. (Thank you for that Melissa!!) I highly recommend this place!
