Living near the National Mall in Washington, D.C. is an exciting experience. Property Ratings at Zen Apollo
The building is so old there is constantly maintenance on pipes causing hot water shut downs. The entire building is infested with cockroaches and pest control has to come every week, but that only will help for a few days. The air conditioning is controlled by the building owner so the cold air doesn't work until mid may which is absolutely brutal and you'll be cooking alive in your apartment. The front desk staff is friendly, but management is so disorganized you have to constantly follow up on little things you ask about. The hallways constantly smell of either garbage or marijuana. Sure the rent is reasonable for the location, but you'll be wanting out of your lease as soon as you sign it.
roaches infest this building's outlets, pipes, vents, and floorboards. I am leaving my lease early after finding several crawling on me at night. i started seeing tiny bugs coming out of my sinks a couple days into my lease. Once I realized they were cockroaches, I stopped using my kitchen, I stopped bringing any food into the apartment, and I got rid of all trash bins in effort to stem their growth. I even rehomed my pet to avoid having water out. Yet the cockroaches in this building seem to self-sustain on drywall or something else the resident themself does not have to provide. Last night I brought in a smoothie. Within minutes I had several roaches on and around the cup. the pest treatment management provides makes the roaches scatter but it does not seem to kill them. i never saw an improvement during the weeks following treatment. However, i did have to stay in a hotel four times (one time management paid for the stay) after the treatments made them scatter all over my ceiling and by my bed. my current neighbors share similar experiences with the efficacy of the treatment. (independent pest control services i bought myself worked better, but nowhere near well enough to make it habitable.) roaches are also in the concierge area, in the halls, and in the movie theater and sinks in the common area downstairs. At one point my fridge had to be replaced because roaches infested it. the staff is super friendly and patient and genuinely does their best. there is nothing they can do. Pretty sure this entire building needs to be torn down.
I have been living in a studio apartment for over a year now, I have had very positive experiences with management, maintenance, and the front desk team. All of my issues are addressed very quickly and maintenance usually comes to my apartment the day of my request. When I went to resign my lease, the office offered me the same rent deal I signed in 2020, which I appreciated considering I was hearing horror stories with insane rent raises and didn’t really want to move. There are always issues that come with living in apartments (like roaches), however, I have found that management is very helpful and really nice in assisting to alleviate the issue. It is an older building, but I do think it is well maintained and personally the location is very important to me and I love living so close to the mall, the caps stadium, 14th st restaurants, and so much more.
Horrible, unsafe, unsanitary living conditions. Mold, water damage, roaches. Poor, condescending management. Water was coming out of hallway wall for over two months in addition to other places.
In my opinion, the best location in the city. Great staff, who's willing to work with you. I really don't have any complaints about this property. Highly recommend ????

These are the roaches you’ve heard about, the ones that can survive nuclear winter. Nothing kills them. You’ll always have roaches.
This building has so many issues and management was incredibly difficult to work with. While I lived here there were cockroaches almost every few days (and an occasional house centipede which was terrifying) and they would treat my place weekly in addition to dropping a “fumigation bomb,” but nothing appeared to work. The pipes are old so water was constantly shut off and right before I moved out a few laundry machines actually broke which caused the pipes to burst and flood every hall. Like other reviews stated, there was no A/C during record heat because the building’s system was old and had broken right before summer. The windows are thin so if you’re facing the back street you WILL hear the sirens from the nearby fire station every night. When I had finally had enough I tried to negotiate breaking lease, citing unlivable conditions, and management threatened to bring in their attorneys. Tl;dr I wouldn’t live here and you should be wary of the low prices because they’re indicative of the poor living conditions.
We loved living at the Zen Apollo! We lived in a large studio with a well designed layout--the kitchen was separate from the living/sleeping area, and there was a large walk-in closet. The building is older, but not run down. Maintenance does a great job keeping the hallways, laundry area, and lobby clean. The front desk staff are so friendly and amazing. They literally know everyone by name or apartment #. Friendly, diverse community of residents, including lots of long time residents. The management team puts on regular events for the community such as a holiday party, food trucks, and block parties in the courtyard. Speaking of the courtyard, this is a blessing whenever you get an Uber/Lyft because Massachusetts Ave is a pretty busy street. There is a fire station 1 block away, which is reassuring in case of any emergency, but the fire trucks are loud, especially for apartments facing L or 13th. Otherwise, I was somewhat surprised how well-insulated the rooms are to noise. Walking down the hallway, you can hear TV/music occasionally, but once you're in your apartment, you can barely hear anything from the neighbors. Also, whatever extermination efforts they did in the past must have worked, because I never saw any cockroaches the 13 months I lived there. One of the main reasons to live here is the location! It's a quick walk to access any of the metro lines. Also walking distance to many great bars, restaurants, coffee shops. There is a great little grocery store across the street (Streets Market) that is super convenient and you're also walking distance the Giant on 7th st. For the location and price, hard to find anything better! We honestly would have stayed longer, but we wanted to move to a 2 bedroom and there were none available at the time. We highly recommend the Zen Apollo!!
No AC for weeks and to add conflict to injury, you throw some cheap fans at each tenant as if they’d make a difference. If your tireless effects have yielded to nothing but this sorry explanation then I feel bad for whoever is looking to move here. IT LITERALLY FEELS LIKE A SAUNA IN EVERY ROOM that I think the roach infestation they have has left for the time being because I mean really, who can stand this heat .
I loved zen apollo because of the location, facilities and staff. My apartment was great in the beginning, but as time passed I saw a lot of roaches. The staff was fast to answer, but could never fully fix the issue. The roach problem was not only in my apartment. My neighbors would have the same issue, and the building as a whole. Even when I was making laundry I would find roaches in the washing machines. They would come almost every week to “exterminate” them, but no chemical killed them. I wouldn’t recommend to move here unless you make an inspection to your apartment, since it’s obvious they won’t permanently fix any roach infestation.
I was recently displaced from my home, and I am so happy to move into Zen Apollo next week. Trina, the leasing agent, was extremely helpful, informative, and empathetic. She helped me find exactly what I was looking for in a short timeframe given my circumstances. I am looking forward to moving into my large, compartmentalized studio in this beautiful apartment building. The staff are so warm and welcoming-- I already feel like I'm part of the community. I lived there for 6 months, I loved the location, the price, the space of the apartments, the management team make me feel like home, they are very nice people. There are pharmacies, grocery shops , metro stations, bus stops really close. Good place for single people that want's to live in D.C downtown area

The Management team is the best. They really look out for their Tenants. They make sure you feel welcome and comfortable. If there is anything you need, they see to it. I've been leaving here for a while. I have two jobs in the area, walking distance to the building. We have a great night life in the surrounding area. Some really nice Restaurants and a Movie Theater, located at Gallery Place. Macy's dept store, Giant grocery store, Safeway grocery store, all walking distance from the building. If you need to travel out of town we are not to far from National Airport, and Union Station. Also the Metro is near by. We have a pool on the roof, along with a gym for those who enjoy working out. They have social gatherings for the tenants,also beautiful Community rooms for all to enjoy, for a reasonable fee. There is a few if us that have been here for a while. I can truly say we are Family. We welcome all new tenants and if they stay for a while they will feel like Family also. I recommend to all who need a nice place to stay in the Downtown area check out Zen Apollo. They will be happy they did. JW

Great place, greater location! Affordable for the area, spacious, and wonderful management. The grounds and facilities are kept clean every day. Two metro station are three blocks away. Within 10 mins walk to Chinatown and Shaw where have plenty restaurants and bars. And 2 mins to 14th St. It's so convenient! It's been my home for the past 4 years and I have loved every minute here. I will always recommend it to others.
Living in Zen Apollo has been a total pleasure for me. I moved 4 months ago and I can say I really feel at home here. The cozy environment transmitted by the welcoming and helpful staff can truly be felt. The building is located in a perfect location central to everything you need, all walking distance. I love the facilities and amenities, including the gym and the rooftop pool! I couldn’t be happier living here and would recommend it to anyone who wants to have the best experience ever living in DC!

We have been here for 4 months and we love this place but most of that we love the people, they are so carrying and nice. In a big city u are running everywhere and there people who’s no that nice but the moment you enter the door you get a big smile from the people who works here. They helped us a lot while we were moving in. If you are looking for a place to live in DC this is the place, 10 min walk from the metro, 2 min from the bus stop and shopping stores around, anything you need, there no way to beat the location.

I am so sad to be leaving Zen Apollo soon, and honestly, if some life circumstances hadn't changed, I'd be here for years! You cannot beat the location - within a 10 minute walk of everything you could need. I did a ton of research before I moved, and there's simply not a building around that gives you such a great value, especially if you have pets. I've been in a studio, and while not super fancy, it is HUGE, and had the best layout by far of any studio I looked at. First, the separate kitchen goes a long way to helping you feel like you're not living in one room, while the setup of the bathroom really makes it possible to have guests (the bathroom/closet area has its own doors, and then the sink is separated from the toilet/shower and the closet by other doors). And let me tell you, that closet is HUGE - it fits my massive dresser, which also helps a ton with studio living. The pool is small, but well-kept, and unlike other places I've lived, it does not get insanely crowded and rowdy. And the grills up there are very nice. I can't speak to the gym since I didn't use it, but people like it (it's an additional small fee, which I really liked being able to pass on since I wouldn't use it.) On bugs, because that's just a thing in older buildings, management is great and you can get someone in to treat your unit weekly if you need it. But honestly, if you're even halfway clean, you won't have a problem at all. The maintenance staff is super friendly and competent, and are out every morning making sure the common yard areas are in great shape. But finally, you just can't beat the community here. This is honestly the first place in DC (and I've had 6 apartments in the District) where I know my neighbors, and I feel like the management office knows who I am. Ms. Banks at the front desk knows EVERYONE by name and will let you know when you walk in if you have a package (in addition to call/text notifications). Most of the daytime/weekend front desk staff are the same, super sweet, especially John on weekend nights. Management has a food truck come once a month, and supplies wine and tables to get residents to mingle, and they've done a number of other resident events, too. There are some long-time residents who really make it feel like home, and I've enjoyed talking to them. I could see myself here for years if some things hadn't changed, but would HIGHLY recommend the Zen Apollo!
