Property Ratings at Zen City Center Apartments
I’ve lived at Zen City Center since March ‘23. On the outside, the building is beautiful On the inside, a different story. Let’s start with the big ones: phallic objects frequently are spray painted on the walls of the elevator, on the wood paneling, andor keyed into the metal walls of the elevator. Apparently the building is so poorly constructed that in heavy rain, the top floor leaks and it leaks through to the bottom floor. If someone’s apartment above you has a leak, it will flood your apartment. Dog poop is frequently found in the elevators or the hallways. Unless you pick it up yourself, it can be left there for days. Security guard is useless. When we moved in, our apartment was damaged from the previous resident. There were chips in the kitchen island, scuff marks on the wall, etc. In June ‘23 our dishwasher started leaking. It took until end of September ‘23 for this maintenance issue to to be completely remedied. The leasing staff is friendly until there is an issue. We found a different unit that we were interested in transferring to. We were told it was available and to send the leasing office a confirmation email confirming the transfer and to pay a $500 transfer fee. We did both immediately, only to get notice the next morning that they leased the unit to someone else (after putting our unit on the market already). When we said “no problem, we’ll stay put. Credit the $500 to next months rent” I was called to the leasing office and read the riot act about how the building never sees the $500, it goes to pay their accountant(???) and that there is nothing they can do. In September ‘23 Our lawyer sent a letter to the building to negotiate an early termination of the lease and cited all the above reasons for termination and requested a response in writing. We moved out and sent a confirmation email on 9/30/23 stating that the unit was now vacant as was written in the letter by our lawyer. On 10/2/23 we received an email from the building manager stating that they would not be releasing us from our lease and that we would continue to hold our lease until 3/2024 and that we should reach out if we have any issues with our unit. We have no expectation of our security deposit nor a response from their lawyer but will update if that situation changes.
Pool is always closed, management is unprofessional, elevators seem to be broken all of the time, there’s dog poop on the floor, trash is left out in hallways (because people living there can’t follow the rules,) coffee machine never works, gym is dirty, cars are broken into and stolen (they did finally install cameras.)
Poorly ran is an understatement. The building “management” is the worst I have ever seen. They are unprofessional regarding taking care of issues, make excuses, and focus on asking for reviews rather than doing their jobs. I would not recommend this place to anyone that wants a proper team.

The maintenance in this building is a nightmare. They won't fix anything. The worst management I've ever seen.
Over priced apartments with all kinds of maintenance issues. The ignorance of the management in fixing the maintenance issues is rising to a criminal level. several of the neighbors have terminated their contracts because of this issue and several of the current neighbors are getting together to sue the management. Save your time and money and get an apartment anywhere but this place. I am counting the days to leave this building.
I just read one of the reviews about the noise from the HVAC system. I've had the exact same problem in my unit for the past several weeks and they haven't fix it. There are very loud and disturbing popping and banging noises coming from the HVAC system at nights and they keep saying it's normal. I know one other neighbor with the exam same issue and they haven't fixed her HVAC unit either. Apparently several of the units have this problem but they can't fix it because it's very expensive. I think I need to sue them as well. I can't put up with their nonsense anymore. We thought with the new management things will change, but these people are even worse. They have no shame. Both of the maintenance guys are useless.
For the past 12 weeks the furnace in my unit has been making very loud rattling and popping noises and waking me up at nights several times over and over again. Tens of maintenance requests has been made on the online portal of the building or sent via email to the management but nothing has been done. Two sets of technicians visited the unit and admitted the problems, but failed to fix the noises. Somehow I received an email from the manager Rochelle stating that it has been reported to her that everything is normal. These are the kind of individuals that you will have to deal with in here. The maintenance manager Khalil is extremely rude and unhelpful. At first they all have a fake smile and pretend to be polite, but if anything goes wrong in your unit they will do anything they can to dismiss it as normal to save some money and not fix the issues in the unit. In my entire life I have never met more dishonest and undignified Individuals. I am not the only resident who is extremely upset with them. Several of the residents are thinking about gathering signatures and filing a law suit for how the building is being managed. Cars have been stolen and nothing has been done about it. I am filing a lawsuit against them as well for not getting any rest at nights and not being able to work on some days losing thousands of dollars so far. If you are thinking about moving here just pray to god that nothing major is wrong with your unit, otherwise these con artists will do anything they can to avoid spending some money on technicians or parts and fix the problems in the units. Also, don’t let the some of the good ratings fool you. They beg the people for a rating when they move in and several of the units are vacant. Good luck if you are thinking about moving here, you will need it.

Pros: I moved from a big city, and this place appears to have the relatively best deal when it comes to amenities (pool, sauna/steam room, trash pickup service, free coffee, free printing, open air garage parking connected to each level) and price point compared to other apartments. It is close by the highway. Cons: Understaffed/weird management, work orders will take at least several weeks, mail room looks like a disaster with packages everywhere on the floor, room had several issues upon move-in that still weren’t fixed, people smoking weed in the parking lots/balcony. Unsecured elevator access (can ride up without a key). There is however secured key entry from the garage. “First floor retail” isn’t very impressive (some mediocre restaurants). Neutral: Many residents have Amazon Ring installed on their front door or pets. Strict rules about trash, music, and signs on your door. Rent comes with Xfinity Cable and WiFi.
We recently moved to Troy and needed to find an apartment quickly. Tiffany was very informative on the call and showed us a unit that day. By the next day she had a unit ready & helped us set up everything we needed to move in the following day. Tiffany and Nicklaus have continued to assist us with all our needs. This is a beautiful complex. Anything you need is in walking distance. Great location. Great amenities. The building is very safe, clean, and professionally run. I rightly recommend Zen Center City as a wonderful day to life!
Not sure how a place like this allows random people to walk into this place and walk around the building like they live there. I didn’t know this place is a free for all. There have been multiple occasions where there were car thefts in the parking structure making residents feel unsafe. When my wife brought this the managers attention she rolled her eyes and said that doesn’t happen. This place needs help and definitely a new manager.
I am so lucky to have found zen city center!! My fiancé and I have been looking for a place to call home and we found one! I want to personally thank Tiffany for making the transition flawless!! From the tour to the move in date she was always checking in making sure all of our questions were answered and to lend a hand any way she could. We are going into month 2 of being here and she still checks in with us :) thank you so much Tiffany for all of your help! The amenities here are amazing! You have to come take a look for yourself.
I will go based off of what others have said and yes, the Community Manager is extremely rude. I moved in a couple of months or so and I have had some issues in my apartment that are still unresolved and when I speak to her she talks over me saying its not their issue and doesn't allow me to talk BUT the property itself is great and not everyone is rude. The amenities are nothing like I have seen here in Michigan and that is what pulled me toward this place. Price is a bit overpriced for the area though as this is NOT Royal Oak or Birmingham.
The lady in the office is absolutely rude! I showed up to tour on a Monday evening around 5:15 and she tried real hard to not show me anything as she was getting ready to leave. She agreed to show me an apartment on the first floor as it was close by and she was in a hurry. It may be a nice place but I wouldn't want to have to deal with a rude office.
Everyone on my floor is miserable and agrees that management is absolutely horrible and issues we are all having nothing is being done about it I wish I hadn’t signed my contract because it is a $4000 buyout but at this point we’re definitely considering the option because of how many issues we have had since our move-in.
My experience with Zen City Center was absolutely horrific. I have been trying to work with Tiffany for months and was never able to move-in. During the tour, I was told I could move in within a few weeks. After I paid my move-in fees, which are interestingly nonrefundable, my move-in date got pushed back by Tiffany over half a dozen times. After I paid my move-in fees, communication with Tiffany was atrocious. You have a better chance of winning the lottery than being able to contact Tiffany. Nearly every time, I called it would play elevator music and then just go straight to voicemail. Every email I sent, either was not responded to or received a very delayed response. I even tried contacting UniCorp Developments, and they ignored my calls and emails as well. I was also supposed to be in contact with some assistant named Nick, and never heard from the guy. Management is completely incompetent and extremely unprofessional. They charge astronomical prices for "luxury" apartments, but treated me like a piece of trash. There is a massive disconnect between management and customer service & expectations. I don't even want to know how bad it would've been if I did move-in there. Imagine how hard it would be to get problems resolved or maintenance done with the way they ignore clients! After having my move-in date delayed for nearly 2 months, I decided to find another place that actually has competent management.
I see these other reviews and am baffled. I don’t know who Tiffany is but I have been in constant contact with Nicholas who is great. He was very quick at returning my contact from apartments.com. I was able to tour and lease an apartment from him same day as well as receiving the approval next day. He was very attentive and made the tour specific to my needs. The apartments are gorgeous, especially the first floor with those extremely high ceilings. Only negative I will say is I feel parking might become a bit tragic once it is more occupied.
I will piggyback off what other reviews have said. There seems to be a lack of organization and management. When I first contacted Zen, I was able to schedule a tour immediately. Tiffany was great and followed up the day after with additional information as promised. We exchanged several emails/calls and when I was ready to move forward with my application I stopped receiving communication back from her. I would have rented here too. Instead, I signed a lease with a nearby property whose management was attentive and their leasing process quick and streamlined.
I’ve been trying to get in touch with someone who can help me with leasing and information for over a week. Tiffany whose voicemail I’ve become very familiar with doesn’t seem to exist or want anyone to actually lease here. I was hesitant at reviewing this property so early on but after years of living at apartments I’ve never quite experienced such a rude response to wanting to lease somewhere ontop of waiting weeks to get any sort of reply. If this is where things are headed for the property I will find somewhere else.
Nothing like being interrupted and talked over not being allowed to speak while trying to ask a question about tour availability. If this is how they treat prospects, how will they treat actual residents? It is super disappointing considering how excited we were about the property. However we can't even get someone to help us schedule a tour without being unprofessional and rude. The sad part is we would have pre-leased two months early. Hopefully when we try again, it will be a better experience and we can update this review. - C
