I moved in a year ago. Waited extra time to move in to get an apartment right on the pool. The pool wasn't heated all year (they just fixed the pool heating issue about a month ago and then it wasn't working again 2 weeks later and just got it fixed again). The hot tub has never worked at all. Disappointed because the proximity to the pool and hot tub is why I moved in and paid extra. The neighbors are nice (one has become my best friend). The new staff with the new management company is very friendly and attentive (old management company NEVER, EVER picked up the phone). Parking is MUCH better with new management company as well. Alas, I have to leave now due to over-paying and not receiving what what was promised when I moved in for over a year now and with no hope of it getting fixed soon. Bummer, because I like the apartment and the neighbors, but rents have come down over the last year and there are better deals in the area now with working pools and hot tubs. As a previous user stated, you pay for parking (even with only one car) but the gates don't work 90% of the time. Make sure that you get a full break-down of extra fees: Parking - $15 + Tax Trash - $47 Common Area Electricity - $12.46 Sewer - $10.20 Pest Control - $6 Common Area Gas - $6.46 (what the heck is this?) Rent Tax - $44 Renter's Insurance - $15 These are all different charges that are not included in your rent (but billed to you in your payment portal on top of your rent) and are in addition to your Water, SRP and Cable/Internet bill. None of the charges above were disclosed with my rent quote when I moved in (I asked what extra charges I would have and they said "none"). Not a big deal but some others don't charge for many of these things or all the above charges (except tax) are included for a flat $30 at some places.

BEWARE APPLY AT YOUR OWN RISK. I wish I never applied to Zinc Apartments. The people in the office aren’t professional or punctual. My sister and I did everything we needed to do before our move in yet we were delayed. When we finally were able the move in the unit we were in disbelief, there was paint on the floor/carpet and doorknobs. Baseboards missing, light fixtures broken ,a lot more to list but worst one is the amount of roaches we killed. We told the worker immediately and he said pest control would come the next morning. No one came so we went to the office because they never answer the phones, and after pest control came the roaches remained. We had to eventually be moved to another unit.This whole move in process was horrible all due to unprofessionalism of Zinc Apartments. Upon moving out the experience wasn’t much better. We were charged cleaning fees out of our security deposit even though we cleaned the apartment. Zinc claims there was an agreement that you must hire a cleaning crew and have a receipt of the service but that is not stated in the lease agreement nor was there a discussion prior to moving in. After countless unreturned calls we just took the loss. Lastly we still haven’t received the remaining security deposit and they NEVER answer. DO NOT MOVE HERE just a constant headache dealing with the workers and apartment manager.

DO NOT LIVE HERE!! I would not recommend this complex to anybody. I leased an apartment for a year and the apartment was outdated and over priced. The complex it self is poorly maintained. Theres trash all over and the landscape is overgrown. The pool and hot tub are nasty. They tried to raise my parking by 200% even when the gate for the parking lot was broken kore often than it was working for the year I lived there. I recommend you do some research and find better home for the price this complex is charging.

Do not move here! We loved Zinc and all the amenities. We loved the layout of our floor plan and Zinc was at the top of our list because it’s a gated community so we felt more safer moving here. We moved in and the gate on our side of the complex was broke. We asked the front office multiple times about it being broke as months had passed and the gate was open 24/7. All the front office had to say was “they are having trouble fixing it” It took two breaks ins and multiple terrified residents for management to FINALLY do something about the gate. The gate that had so many “problems” getting fixed, magically got fixed after there were multiple break ins. The property has a gate surrounding it with doors throughout it that people always leave rocks in front of so the doors remain open, making the property even more unsecure. I’ve seen multiple shady people through my living room window walk from gate to gate until they find an open door, and come onto the property as they please. The front office has no consideration for how unsafe we feel. All they want to know about is the items that were taken. I appreciate that but items can easily be replaced, my family’s safety is far more valuable to me. When I brought up this concern the only thing they could say to me was “crime happens everywhere.” I explained to them that crime does happen everywhere but they made it easier for criminals by giving them an open access pass to our apartments. Her only response was “even with the gates being open, people can still jump over gates and fences... call security if you feel unsafe.” Super insensitive. Did I mention parking is absolutely HORRIBLE? You only get one covered spot per unit. If you have more than one car then good luck finding any “uncovered” spot remotely close to your unit. If you have guest over, they have to circle the complex multiple times until they find someone leaving an uncovered spot, which makes your guest walk about 10 minutes just to get to your apartment. This place is a nightmare. Management needs to start taking things more seriously.

I moved into this apartment complex November 2018. I lived here for nearly an entire year without any issues. Crystal is by far the best thing about this place. She was beyond helpful with touring and moving in. Aside from that let the list begin. The new rental company has come in and I’ve had more issues in the past 3 months they’ve been here than my whole experience prior to them taking over. Parking= there is none. Be prepared to walk, far, from a parking you pay for. Or park at your neighboring Harkins theaters. Crime= these are the nicest apartments I’ve lived in with the most cop visits I’ve experienced. Trash= it’s thrown 3x a week. That’s not enough, what am I paying for? The trash is always so full you cannot even throw trash. Water= is getting turned off. Again. Inconsistency= this place takes the cake.

Zinc used to be Avalon. The property is one year old and has been sold already. Work orders do not get done when when they say. Parking has been “revamped” and anyone who was under lease with an assigned and specified numbered space has been reassigned to a space that is no where near their apartment. Which is in breach of the lease. Not to mention a security issue. Which is also non existent. The managements reason is “an entire building did not have covered parking so everyone had to be bumped to a different space”. Well, that is garbage. We had no problems until the new management took over and moving current covered spaces to covered space farther away from your apartment does not “create more covered spaces”. There are still the exact same amount of covered spaces as there were before they starting reassigning spaces. They should have taken the empty guest spaces and covered those. THAT is creating more covered parking. They have added renter’s insurance being required, require 60 day move out notice instead of 30 day and changed flat rate water to metered water.

Rules are not enforced and your neighbors can be loud upstairs and nothing can be done about it. If you plan on living there, get the top apartment!!! I submitted several complaints and nothing has been done about it. The options provided were me terminating my lease or to move to another unit that will result in an increase of rent to me. Ridiculous
