This apartment community is great. The residents and staff are nice and attentive. I really enjoy the amenities here and I love the location of the apartment complex because it's near the lake and plenty of restaurants and shops.
It was going so well. Then none of the promises were made. There’s continual change in property managers, nothing can ever get done. None of my issues have been properly addressed. If I could afford to move, I would.

Honestly it's been fine ish but management has changed over like 5 times since we've moved in, they've lost countless documents, and everything seems to be broken (trash chute, front door, all the elevators, etc.) With all of that they're somehow increasing our rent $300/month? I don't know how people can justify moving in somewhere that doesn't maintain the basic facilities (like doors and elevators) to live.

I've lived here 2+ years and will not renew my lease for another year. The maintenance is extremely slow to respond to repair requests, you really have to keep at it to get stuff done. Old appliances will not be replaced despite them falling apart, repeatedly. The management seems to change quite often, it seems nobody lasts very long at the leasing office. The concierge desk is empty a lot of the time, especially at night, compared to a year ago. I was considering renewing my lease earlier on, but they would not offer us the same rent credit that they do for a new tenant and that was the last straw. People are moving out but I’ve not seen anybody move in. Based on Zo’s public website there are some 50+units empty currently. There are cheaper options in newer buildings right in the neighborhood so I would keep looking if I were you.
I moved in two weeks ago and Everyone here is very friendly and everybody tries to help each other out if somebody needs something.i love living here
I have been here for 2 years and I have been having a great experience at ZO apartments and community. Staff is very friendly, common areas are super clean, and I have been feeling safe.
I've been disappointed with how change has rolled out at this community. We recently were assigned parking, but there are no repercussions if someone is parked in your assigned spot. This has caused significant frustration between residents. Overall I find some of the staff dismissive and lazy. Some of the staff lack the autonomy to help on certain issues, too, which is frustrating when the decision maker is unavailable. The staff also replaced our concierge with security, which was a foolish decision. The concierge staff used to provide so much community, and they were more diligent about making sure packages were handled safely and not just tossed in the mailroom. We don't need security; we need 24/7 concierge. I will be moving out at the end of my lease.

The maintenance team is very great, but I’ve gone through about three different managers now and the leasing office has sacrificed a lot of beneficial amenities and safety precautions to cut costs—all while still increasing rent prices after stating we would get decreases. I’m not exactly happy, and depending on how renewals go, I wouldn’t recommend ZO as of right now…sister properties in the area are cheaper and have better amenities.

The apartment community at the Zo is welcoming, clean, charming, young, and embracing. Everyone speaks, the energy is great and it's a great atmosphere to be apart of.
Zo has fantastic views, nice amenities, and a good community. The office team is usually happy to help with inquiries and the concierge team are amazing. The pool was broken with no warning for the first 7 months we lived here, the "building cooling system" has never worked and it was over 80 degrees in our apartment most of the year in 2023, and our last 3 maintenance requests have been marked as completed without any attempts to contact us or fix the issues. Avoid this building and all other Greystar properties at all costs

Zo is a nice complex with a great community of neighbors. Only downside is that due to the management and high rent many residents left and a lot of issues do not get resolved. It has great amenities, but keep in mind that there are a lot of limitations on the use of these.

The complaints by residents are too many to mention. Amenities broken half the time, including the garage door resulting in almost weekly car breakins - despite the high price charged for garage parking. Moving out as soon as I can!
I moved out 6 months ago and have been unable to get my security deposit back. They either stall or don’t respond to my emails (they acknowledged they owed me this money a month after moving out).If you move there don’t expect to get this back.
A current resident here. Look elsewhere, you will find just as nice of apartments for the same or less and will not have the issues I am dealing with. The company policy and building management are difficult and if you ever have a non-standard issue will do nothing to help you. I accidentally used an old account number in the rent payment system and was sent an email stating they were charging me $25 and that an additional "insufficient returned payment will require that all future payments be submitted in Certified Funds". I have a credit rating of 800+ and take my financial obligations very seriously. Sounds silly but an email like this is super offending to me. Tried to see what I could do and was basically told go away and stop bothering us. It is our policy and there is nothing that can be done. Zero effort by the building management to think of other solutions. I know I am sounding like a typical American here but the customer service is really quite horrible. Also, my hallway smells like weed every day and I have a 7yr old so I am basically like hold your breath son, till we get to the elevator. The building is nice but not better than the other many new options that exist downtown right now. I find the security staff and custodial staff really nice. It is really a shame that my interactions with the management staff as been so poor as I would love to recommend the building but at this point, I would say DON"T sign a lease here. Writing this review because I wish I would have known what I know now before I moved in and I would have signed at a different building.
