Spring Branch Central has several schools, grocers, and stores available to renters. Several commercial hubs like Memorial City Mall and Town and Country Village are also near Spring Branch Central. This beautiful neighborhood is known for its large single-family houses, luxury condos, and modern townhomes, but there are apartments available for every budget. Property Ratings at Zocalo
Pros: - It's a diamond in the rough. (And it is pretty rough.) The neighborhood itself is awful. - Maintenance is okay and selectively responsive. Many problems that came up with maintenance, I believe, stem from lazy office management - Pet friendly, and other pet owners are courteous and cool. The people compensate for the nasty management. - No major issues with pests Cons: - Management: Doesn't respond and does not care about getting to know you. Neighbors have expressed the same sentiment. Just overall nasty staff to deal with who seem oblivious to how awful they are. They recycle staff almost daily. The best managers have not lasted more than a few weeks, and it's such frequent changes that they have no clue what's going on and make it clear they don't care to. Calling the front office, you will be greeted rudely and talked down to like you're stupid, and don't expect an email response despite the importance of putting things in writing. You'll be ignored. - Safety: Management works hard to make it as unsafe as possible. My car was stolen out of the lot. Cars and trucks always have windows smashed, trucks up on cinder blocks, gunshots aren't uncommon, and there is always a non-working gate. - Plumbing: There is a serious plumbing issue with this place. My apartment flooded with what smelled and looked like sewer water at least a dozen times. They ignored it most of the time and told me to have my insurance deal with it. That is their answer to everything, so they don't have to do anything. When I moved out, it was evident that I had been living with black mold hiding in places all over the place. The building is literally sinking into itself, and the floors are all warped -Move out: Since nobody knows what's going on there, the office came pounding on my door days before my move-out, and when I called the office, one of the fly-by-night leasing agent ladies was as rude as ever, acting like it's my fault she didn't know when my move-out was. And then they charged me extra for the days that they miscalculated. Sorry, but how's that my fault? Not my problem. Esp after a year of neglecting a mold-infested apartment, refusing to replace a fob after my car got stolen off their un-gated, unsecured lot, and not replacing it for 4.5 months, lying about it, and still charging me for it and -surprise- ignoring all emails and phone calls. Unfortunately, this place had a lot of potential years ago. But they stopped caring, and so the place just went downhill.
As I was in the middle of signing the lease, they took advantage of my situation and raised it $50. I asked them to honor the initial price, but they the manager manages things from afar, and it took forever to get a response from them. The whole process was stressful, and had to constantly call to get an update about my application, ect. Now i'm renewing my lease, and they raised it another $50. My rent price will be $150 more than the listed price for a new tenant. I was miffed a year ago and they just continue to disappoint me.
In a year they broke in to my car twice. In a night they broke in to 15 cars and management did nothing. Not a single camera . They said seal security ll be around i saw twice and never saw again. Gates were broken for months. Some nights you can see a car running for hours in parking lot and strangers coming back and forth. Also not enough parking lot. But my apt in good shape and my neighbors are quite nice people.
It’s a very beautiful apartment but what’s all that worth when cars are broken into regularly and you wake up to meet your car on bricks because all 4 wheel abs tyres have been stolen. DON’T DO IT. Look elsewhere.
I havent lived here for too long but I absolutely love my new home! Chazz made the entire process super easy and pleasant! He was very professional, catered to all my needs and made sure that all my matters were taken care of! I absolutely recommend this place!
