In many ways, Arlington’s Clarendon/Courthouse neighborhood leads a double life. On the one hand, the mix of upscale single-family homes and swanky apartments combined with the super-convenient access to Washington (just a mile away and served by multiple Metro stops) make this an ideal location for DC-area commuters seeking a more suburban home environment. The abundance of parks and playgrounds reflects the family-friendly nature of the community, and the local public schools are among the best in the region. Every day all you'll hear are fire alarms and power tools as they do construction on apartments. Don't worry though you'll pay a premium on your rent to hear this symphony of contractors. Look anywhere else. Plenty of better options in the area at a better value (plus you get to keep your sanity!).

About a month ago my husband and I were touring apartments in Arlington. We came across Zoso Flats and wanted to see what the availability and the cost was. We talked to a gentleman named David who was in the management office and who greeted us very warmly. He answered all of our questions and gave us a grand tour of the property. He asked us when we were planning to move, which is not until mid- to late summer, and he mentioned that the rental rate may change. We went to other properties but we were not impressed with the service we received from them. What made me write this is the fact that the treatment and the level of knowledge along with the upbeat great attitude shown by David was very impressive. We were shocked when we asked him for his business card and he mentioned that he is a part-time concierge, not the leasing agent. Someone with that kind of knowledge and people skills I would expect to be more than a concierge. I thought I would put this out there not only to appreciate his attitude and knowledge but for other prospects to know that there are a few people in this world who are perfect for this kind of job and should be appreciated and acknowledged. He seems to be a great asset to the Zoso Flats team and they should be very happy to have him assisting in the leasing office.

The apartment itself is big and good finishes. The community itself is non existent with not great amenities, small gym and no front desk person. Basically anyone can walk in and there was incidents in past where cops had to be called because someone wandered in.

Sure you'll get a great deal when you first move in --- but this company only cares about money and raising your rent. Plus maintenance is sub par and virtually anyone can enter the building, the area behind the building, and the tiny gym. It's unsafe, poorly managed, and they really don't care about keeping their renters.

The apartment unit itself is great, but the apartment community and amenities are lacking. The gym is quite small and is uncomfortable when there is more than 1 person using it. The lack of a front desk staff/concierge is also disappointing. This should be considered when setting rent prices, as this is a reason many people like apartment living.
The building is very unique and in a great location. There is very frequently maintenance going on & the fire alarm goes off *all the time.* These mishaps are frequent, but minor.
I can't recommend it enthusiastically unless the building undergoes deep renovations or rent prices drop to match the quality of living-space and amenities
I recommended Zoso and my apartment to my replacement however the rent was increased that much that it was out of her price range.
I said the request was not a rush, yet maintenance got to it very quickly. The issue was more of a user error on our part than a technical issue (we didn't realize some of the switches had dimmers and that we'd inadvertently moved them). Really appreciate Zoso dealing with this perhaps eye rolling request, and so quickly!

I'd recommend it based on the quality of the building alone, and location, but the staff has been super supportive and responsive. Much more so than anticipated or required, which adds a nice extra touch.

My questions/concerns/requests have been met quickly, and I appreciate the things you do to make us all feel at home and appreciated (like finding a way to safely celebrate Cinco de Mayo despite the lockdown!) This has been an overwhelmingly positive experience.

Location, location, location but leasing agent, Annmarie P., made the process of everything so smooth and she continues to be great even after move in.
I would recommend it for the great management, location, dop apartment, and the speed with which maintenance requests are responded to. I would not recommend it to some people because it's a bit expensive.
I would absolutely recommend Zoso to everyone who wanted to move from DC into VA.
They fixed my toilet while I was out of town.
I'd recommend the building with disclosure of the issues about the aging of the apartments, the discourteous neighbors and issue with the dumpsters. We have great people working here, Simpson is generally a good landlord, the building is very cool, the apartments have character, etc.
I've had so many problems here. Within the last three months alone, I've had mold, a broken air conditioner, interior flooding, ongoing water seepage from outdoors, etc. One employee (who is no longer with the company) failed to lock my front door after working on my apartment on more than one occasion.

Great staff, unique building, great neighborhood and I have called it home for he last 5 Years and going on my 6th.
I live near the trash room and it is not uncommon for the hallway to stink like trash. This is very unpleasant and not acceptable.
It really is a good complex. The gym could be upgraded and the coffee and garage security both need to be in working order more of the time.
Attention to detail: I was told it was required to "reserve" the loading dock on move in day for the movers. That I only had 3 hours to get it done because someone else had it reserved later. When my movers arrived, the dock was filled with dumpsters and the staff casually took their time to find someone to remove them. Wasting my time and my movers' time. If rules are going to be imposed, then respect them as well by honoring the expectation both ways.
The apartments themselves are nice but the amenities are basically non existent. There are tons of buildings in walking distance that have lower rental prices and more amenities such as a pool and a 24 hour concierge.

The cost of living there is really a huge factor. And unless you were able to get one of the good apartments (ie 5th floor balcony) I'd look around... lots of great new places in the area now.

It is great to live in a community with such a competent and skilled maintenance person! I have yet to have a maintenance issue arose that Dan cannot fix.
I have lived several years in Zoso Flats for in the Clarendon neighborhood of Arlington, VA and this apartment building and its staff has always met or surpassed my expectations. The location is quiet yet only a few blocks from many great shops and restaurants in the area. It is only three blocks from the metro stop. The staff has always been responsive to my questions and maintenance needs. The rooftop terrace is a pleasant place to socialize or have an outdoor meal, and it has a nice view of Washington, DC, including the Washington monument.
Where the apartment lacks in amenities, it makes up in great customer service and beautiful, large apartments. The apartment complex is one of the most expensive in the area (4 not 5 stars), but has nice furnishings and loft style high ceilings. I have lived in many apartment complexes (7), and this is the first place that truly goes above and beyond with customer service. All the staff get to know each and every renter by name, and will go out of their way to make you feel at home. The amenities include trash pickup, package delivery to your door nightly, large roof with two nice grills and no time restrictions, coffee in the lobby, new upgraded community room with business center, and small gym (hotel size). You cannot beat the convenience of being a block from Clarendon restaurants, shopping, and night life, all while being on a more quiet side street. The apartment has very friendly tenants that you can meet daily, or at one of the apartments bi-annual community parties. Parking is expensive, but all spots are assigned. They also do not restrict you from using the front of your spot for storage as needed. The ceilings are high enough to fit large trucks and SUVs. There is also plenty or visitor parking for your overnight guests. The price is high, but with the big layouts and friendly people we do not plan on moving unless we have to.
Nice modern building, close to the metro and Clarendon marketplace. Price is on the high end considering no real amenities. There is a very small gym and free coffee in the lobby.
