Property Ratings at zzThe Social Knoxville
The Social Knoxville blew me away with all of their knowledge of their place. I had been in communication with Reggie and she was very thorough with her details. When I arrived at The Social I was greeted by Kara with a bright smile and great energy. She introduced me to Shea and then Shea showed me around and made sure to tell me all about the amenities and perks to live living at The Social. Shea introduced me to the manager Ali and she made sure to make me feel welcome as if I was already a resident!

This place is super sketchy. Several drug deals go down, the staff is rude, and they hold your security deposit after telling you that you your room looked all set and ready to be checked out of with no outstanding problems. Wasps flew into my apartment, my car got paint on it from the remodeling of the parking garage, and their prices just went up. AVOID!
Transparency is definitely not one of their strong suits. These folks are all about the money, no matter how they get it. Even is you sign a lease stating your total amount owed they will conveniently neglect to disclose other fees not included in said lease, then it take an act of congress to get a straight answer. If you're fortunate enough to have a lawyer on retainer, take your chances--otherwise, save yourself the headache and monetary manipulation.

COMMON SPACES: I am shocked managed to get the pool cleaned up for summer - congrats on that. I didn't use the gym too much - but I did use the study space, which was nice! The "social area" with the pool/ping pong table looks fun to play - but I didn't. Here's the critical part: this property has a SERIOUS drug problem. I cannot remember a time when I walked down the hallway and didn't smell the overbearing odor of weed. Side note: the wood floor in the hallways is great. APARTMENT: Here's why it's cheap. Disgusting carpet, poor paint jobs, depressing lighting, and cheap fixtures don't quite give you a welcome home vibe. At a glance, it might look nice, but having visited several apartments of friends in the area - you can do better. Utilities being taken care of for you is one huge benefit. LOCATION: Daytime - you're fine. Don't go out at night - it isn't safe. There are new security features for the building. Being in walking distance to UTK is nice, but it also passes several busy roads - I think I need two hands to count the number of times I've almost been hit. STAFF: This is where it gets ugly. The male manager at this facility couldn't have been ruder to me at move out. This cemented my thought that they are after your money. The staff seemed disinterested in my comments, taking MONTHS to fix maintenance requests about the commons spaces. I will say when I had a maintenance request for my room it was fixed quickly. OVERALL: I hope you find this as a fair and comprehensive review. For the reason of lack of safety alone, I would suggest you avoid this residence. If that doesn't cause you to jump ship - maybe you should know when I walked into my apartment for the first time it was filthy, there was a huge tear in the couch, the lights flickered, the thermostat had defects, and there were scratches across all the furniture. If you are still thinking maybe that it is worth it - consider the fact that it is hard to persevere the above with rude staff. I can fully expect that a Property Manager will respond to this review, hoping that I reach out and work towards a resolution, but it just feels like that it is them putting on a facade for you to consider moving here. Again - do not let the location or "value" fool you, as it did me. Search somewhere else. I was hoping for just "okay" when I moved here - and they couldn't live up to that bar. Best wishes apartment seekers.
This place is terrible. This will be my second year living here and will be my last. I’ve only been here this long because I’m disabled and it’s hard to find another place that is convenient that doesn’t have a 6month wait list. There is always something going on maintenance wise, we went 4 days without hot water and at least one of those days we had no water. This happens at least once a month or so it seems. They claim they make it up to you by offering you “new and better” deals for resigning your lease early. They nickel and dime you for everything, when I first moved in I was allowed to pay with money orders or with a card, the card had an additional charge. Now the only way you can pay is on their app and it adds addition fees for using a card. They recently put into place that they will no longer hold packages for you, you have to go thru a 3rd party system to receive packages, and then that’s also an additional charge. You only get 1 key to your apartment and if you forget it after hours they charge you $75 to be let back in, but that’s only if the person on staff that’s supposed to be there answers the phone. They offer roommate matching if you don’t have a roommate, my only requirement was that my roommate be 21 so I can have alcohol in my apartment. I ended up being matched with a 19 year old. My roommate eats all my food, doesn’t clean, or even flush the toilet. Piles of trash be the door and after several complains all they offered was “roommate mediation”. The entire building smells like smoke and drugs even though it’s supposed to be a smoke free apartment. The only thing it has is it’s convenient location but even that isn’t that good considering how old the building is, there are newer and better locations less than a mile away.

Since people are starting to look for a new place to live for next year let me begin with this place is awful. It seems like every other week there is either no hot water or water at all. They say rent is so much for utilities, well if you are going to charge so much at least make sure they work! I don't even think there is a maintenance worker here anymore so if you want something fixed good luck. This place is outdated and should just be knocked down, and they should try again. Also, the office acts like they are too good for the job, so they either need to quit, get fired or suck it up. I am thrilled I'm not saying here another year, and if you sign here, you will probably run into the same issues.

I never thought Knoxville could feel like home until I moved into The Social Knoxville. The staff is so friendly, I especially love coming in on the weekends and being greeted by Zach and Allie. Erin the office manager is so helpful and quick to respond to any issue. The lobby is always clean and the amenities are everything you could want. My apartment is the perfect size for my needs and the view of the river is amazing. I would recommend moving here to anyone.

Amazing, clean & friendly place. Conveniently located to nearly everything. The bus route is very convenient along with the parking garage and guest parking they offer. Living here has been absolutely wonderful. The staff is so friendly and helpful whenever you need anything. They truly go above and beyond to ensure that their residents are happy living here. All it takes is a walk downstairs to the front desk and they are there for you. Having laundry on site and a gym here has made my life so convenient. Also, the location of the building is phenomenal. Everything you could ever need is located closeby and you’re right by I-40 and Alcoa Highway, so it’s convenient even if you’re traveling. I’d like to specifically thank Allie, Kara, and Shelby. They are always helpful when needed and so friendly that you can talk to them about truly anything. I love living here at The Social!

Moving into The Towers at Morgan Hill was the worst decision I have made. At first it seemed like a decent choice, the location & cost were fair. But one problem after another kept coming up and the office staff just seemed to blow it off. Our apartment when we first moved in looked like a party was thrown in it the night before. The parking garage will probably take another 2 years to complete even though they will tell you "It will be done soon." They treat the tenants like crap and patronize you when you are voicing a complaint. They have absolutely no sort of security! The doors are unlocked all hours of the night so anyone can come strolling on through and go to whichever floor they please. When voiced a concern about a random man that followed me up to my apartment, the office staff just said "I'm sorry that happened, and we will look into it." So unless you enjoy fearing for your life, not knowing who's going to be in the lobby at night, not knowing where to park even though you pay, not having the amenities that were promised when signing, and not having friendly office staff, than I would not recommend you staying here. I wish I had the option of putting 0 stars.

The apartment complex is ran by a bunch of uneducated highschool dropouts that do not know how to run nothing a basic computer system. If you plan on paying rent, like a reasonable person in knoxville, like autodraft or online billing. They do not understand how to do that. You have to pay rent in person, if you do not it is a 10% fee ontop of rent. If you lose a key, it's $80 to replace it each time, anywhere else in knoxville would not charge anything. They are mobsters. The washer and dryers are always out of service, if you are able to find one that works, it will take you at least three rounds to dry your clothes and you will have to pay each time. The apartment comes furnished but it is a joke. The furniture is damaged and is blood stained, if you do not report the previous damages to the manager, you will be stuck with a $800 bill by the time you move out. Now say you bring a roomate, you will be paying $130 a month for basic water, electricity, and trash. There's no overhead lighting in the apartments so you do not use a lot of electricity and they put devices on the faucets restricting the water pressure so you do not use much. They will charge you $30 a month for a joke of a parking garage. The parking garage leaks when it is raining because of foundation issues and it does not protect you against mother nature at all. I have to constantly get carwashes because of the inadequacies of the parking garage. Do not bother bringing a good TV to this place, they will supply you with "free" internet and cable but it is the lowest grade possibile. When we are watching TV, the picture does not cover the TV because of how low of a package it is. Upon move in date, the apartment will be dirty and smellling of mold. To wrap it up, I would rather drive twenty miles to get to campus then drive from Morgan Hill. Please do make the mistake my roommate and I have made. They will try to sell you on the little things, but fail to show you how bad the apartment is when compared to other apartments. DO NOT MAKE THIS MISTAKE

I love living at the Tower! The location is perfect, with transportation across the street, and groceries/restaurants down the street at University Commons. The complex has a wide range of age, including students, grad students, full time employees, and families. There are plenty activities to be involved in including- movie theater, work out room, Taco Tuesday, Waffle Wednesday! The utilities/cable are included in the rent which is very convenient!

Moving into my first apartment was nerve-wrecking however, the Tower at Morgan Hill really helped make me feel comfortable and have a wonderful living experience.
