While living at Cross Creek for 4 years, they abruptly charged us for a prorated rent that did not appear on any of our statements and moved the due date to the middle of the month instead of the first. When we asked for more time due to having 4 low-income residents, we were told we would incur late fees if the payments were not made on the same day. Upon moving out, the complex charged us $1,300 for carpet replacement. Upon looking at photos, no damage was permanent and the only visible issue was a washable spot of dirt in front of the front door. The statement also cited "worn down areas" of the carpet. When we discussed this to try to get the fee lowered, we were told that it was immovable due to Cross Creek paying a 3rd party service to provide them a quote. This 3rd party service did not take into account the fact we had lived there for 4 years and that the carpet was not new when we moved in. To any reasonable person, the wear and tear on the carpet would have been within the bounds of the lease. But I suppose Cross Creek just wanted to replace the carpet, this time. And it came out of our pockets. Avoid leasing here.

Dear Sir/Ma'am, We follow a chart of charges that is signed by each resident at move in. We then can/will walk a unit a move out with the resident if requested. We then take a massive amount of photos of items that will include charges listed on the sign chart of charges. Please feel free to contact the manager to review the photos of your move out.
If you are trying to get back on your feet financially and need a place to stay I would recommend. The leasing manager Aaron and Tyler are very helpful and understanding in assisting me with my needs and getting me back on track in life.

So I've been living here for a couple of years and it was okay- but I wasn't a fan of the office manager. However, as of June 2023 we got a new office manager and he's GREAT!!! He has done a lot of work on the property and they just trimmed all the trees. We even got Christmas lights on the property for the holidays and it was so pretty. Maintenance has ALWAYS been great. Raphael and Victor usually show up the same day or the next day to take care of whatever you need. Taylor in the office has always been very kind and helpful. They also hired another person in the office who is also very nice. I actually enjoy living here. The neighbors are kind. The neighborhood is quiet and there is no crime that I know of. So If you are looking for an apartment that isn't crazy expensive give Cross Creek a try. And if you lived here before and left because of the Office manager. She's gone so come back.

A/C breaks down constantly, roach infestation no matter what you do. Stay away
Serious mold issues. They refuse to call it anything other than dust. Every single vent is covered in black, fuzzy mold. I am getting a mold test kit from Amazon tomorrow. Once proven, they will have to remedy it. I feel bad for the maintenance guys. Rafa is the best. The only other person changes every other week it seems. Adara communities bombed on this property.
Just moved in to an apartment here. First, was told 1 date for move in and we arranged everything for moving out of our old apartment, and then changed the dates at the last minute leaving us stranded! 2nd, the apartment they showed us was a much nicer apartment- SO, the apartment we got apparently had a large water leak in the kitchen with flooring and cabinet damage, carpet damage and mold issues. These issues were not resolved and we are now paying the consequences. LOTS of repair needed - had they just been honest we could have come to a better compromise with much better outcomes. VERY disappointed in this situation! The area is wonderful...but pools are poorly kept! DIsappointed for sure!
These apartments are the worse place to live in. The property manager has a real nasty attitude and does not care. I lived there for 2 years and was told I was not able to renew my lease, which was great because I already planned on moving. Be ready to pay a high electric bill because the installation is not installed great. You will either feel the cold air coming through the doors or you will feel the heat coming in. The main maintenance man does a great job, but they can never keep more than 1 maintenance guy before they end up quitting. I'm glad I moved and would never refer nobody to these my apartments and not even my worst enemy. When I first moved in the people in the office were great and friendly, but after they left the new management became a nightmare from hell and do not know how the property manager is still able to work there being rude and smart mouth to the loyal tenants.
This apartment complex will become your worst nightmare. From bad excuses as to why they don't stock the dog stations to poor management. Forget about enjoying a private patio because you are not allowed patio curtains even though this is not outlined in their TAA agreement.

Dear Sir or Ma'am, Paragraph 11 of your lease and paragraph 7 of the community policies outline what is allowed on a patio. This is a standard TAA lease used my most every apartment community in the state of Texas. Our dog stations are stocked every Monday through Saturday as needed. Please feel free to come to the office to discuss with your manager.
Bad management, old apartment full of mold mouses and ants. Very smelly apartment at the beginning it was sewage smell from the bathroom then after it was like rodents pee from the airways in the kitchen the apartment was just smelling. I got flooded 3 times in 18 months. The repair guy consider himself as god and harassing people on phone my bathroom was broken from November till April when I moved out. I only used one bathroom and half but they still charged me for 2 bed 2 bath I have all the proof and pictures if you need to start and action again that apartment contact me I will gladly join you. I moved out 7 days earlier they still charged me for that very bad apartment

Every finish and surface inside the apartment is poorly done. Hair painted over, countertops were redone but poorly, causing leaking and issues with the garbage disposal & dishwasher. Dumpsters outside are regularly overflowing and trash gets blown around the property. Kids allowed to run around unattended, screaming all day and looking in windows, getting on your porch. Management is rude and does nothing.

1st of all, before we moved in, they showed us an apartment with white cabinets and closer to the front office. We get an apartment with marks on the wall and torn brown cabinets. Then the day of move in, they tell us they need another day or weekend to clean after having 15 days to do so. Then our rent was higher than they initially told us. Now, our water is off, it's been off for 3 days and the manage says they work when and whatever building they want and don't know who water will be back on or at what time. This is ridiculous. No organization, no plan to help their residence, but they'll still want their rent.

We just moved in and found certain things to fix. We reported it and they solved it quickly. It is also seen that they are investing in urban planning as such.
Melissa and Michael were both very friendly and inviting to both me and my friend when we did our visit a few weeks ago and they tried everything in their power to get me into one of their rooms, the location is great, the rooms are great, and the parking is excellent as well I highly suggest this place
New management sucks! Work orders takes months to get completed. The plumbing in my bathroom has been backed up for a month. I’ve called multiple times and even went by the office no help. Please move somewhere else.
Do not move here. If you can afford the 3x the rent requirement then I would suggest almost anything else. Plumbing has busted and flooded the floors, took them two weeks to repair after snaking it and telling me it was fixed. I have water damage to a few things and had to throw out dishes. My heater almost caught fire when I moved in. There is constantly trash everywhere. We've had cars broken into. And the thing that pissed me off the most is that they have to gaull to raise the rent ??. After my pipes exploded i had asked about moving into a newer redone unit only to be ignored and they have forced you into doing everything on this online app. You place your service calls in the app and then hope it gets done. They only fixed half of the problems. And because the buildings are so old the insulation is terrible so your ac/heater will almost always be on. I live next to the back pool which I think was used once this summer otherwise has been green the whole time. What are you doing with all the rent money y'all are pocketing. But ya needless to say I will be doing my best to keep people away. I can't wait to see how they screw me for the flooring when I move out after their pipes busted and they took weeks to fix it properly.
if i could rate this place zero stars i would. i have lived here for years. previous manager was understanding and maintenance worked hard to get things done. since management has changed, work orders are near impossible to get completed. i have a work order that has yet to be completed and that was over a month ago! apartment workers do not care about the conditions of the pools. pool was open while the City of Plano came for inspection but no surprise, once the inspection was done they stopped caring. if i could upload pictures i would. imagine BOTH pools the color of The Hulk, pretty much looks like toxic waste. they have even gone as far as zip tying the doors shut which in turn means you cant even use the gym.. gym is also a joke. contains 1 treadmill, 1 bike and 1 elliptical. Dont even get me started about the roach infestations in this place. they have increased our monthly pest control and cannot tell you the last time they had pest control come out to spray
Pool has not been working properly all summer. Maintenance was good for the first week, but things are not fixed timely. Makes you feel like less of a person sometimes. I read the reviews beforehand and hoped for the best. The trails around the creek are nice, if you like to walk. Stores around are convenient. If you’re trying to save money for a little bit, and then plan for a better place, then it could work.
What is written about Cross Creek sounds great - but it’s not! Would give this complex a negative rating if I could. Lived there for a year. Constant issues. Maintenance takes days amd many calls to come fix anything (if they show up at all) and when they do finally get to your apt. to fix things - it’s not really fixed. We had a flood that was due to busted pipes and they tried to charge us for new carpet besides our deposit. They never showed up to even wet vac or re-stretch carpet but had a “work order” saying they did! Shady. Don’t waste your time. People in office are nice to you until you move in - then they could care less.
I've been here for 2 years and have not had any issues. Maintenance is always around cleaning up the property and seem to respond quickly to my request. I have recommended a friend to move in and they did, and I got money off my rent for that last year! The new manager seems to care and looks like things are changing for the better!!
Price is reasonable, but you get what you pay for. If you are low maintenance this place won’t be a big issue. However, when you need something fixed it will likely never happen. I’ve had my truck broken into, there has been brawls outside, peoples cars vandalized, mailboxes broken into etc But in the end I renewed my lease for another 6 months it seems to be that it is under new management with a team that seems to do a good job on notifying us and everything. I can see a big turn around coming! Hope this gives you an idea
I have lived here for 3 years, would have moved sooner but I am graduating this year. I would rate this property MINUS 5 STARS if I could. I have had water damage that caused structural damage that they staff let go for months that turned into mold, not once but TWICE!!!!!!! HAVE TALKED WITH SEVERAL RESIDENTS THAT ALSO HAVE MOLD PROBLEMS!!! ROACH INFESTED, at least 4 different species. I have kids, but no where no roach worthy. NOT TO MENTION, the DEATH SHOOTING, CAR BEING BROKEN INTO and still was not able to get out of my lease with 2 children under the age of 10. laughable that the rent rate decreased. Old staff use to provide paint once a year, was not offered any upgrades at resigning. SO glad I am able to move from this apartment.
Do not sign a lease!!! Mold, roaches, ants, old falling down building, no parking, OUTDATED kitchen, popcorn ceilings... etc. Management lies and lies and lies. Large turn over of office employees. I think it’s hard for management employees to lease the units and hear tenant complaints upon move in. Office management was completely different from my time of move in to lease end. Rent is too high to live in such awful conditions. After moving out I have no problems at my new apartment. It’s night and day. No one should have to live like this. Complex needs to be knocked down.
My family and I lived here for 6 months. We loved the price and we were swayed by how nice the model looked so we decided to move in. MISTAKE! Our unit was in very rough shape, cracked paint, nail holes, missing weather stripping, crooked doors, I could go on and on. When we approached the office, the woman working simply shrugged her shoulders and said well the building is 30 years old, what can you expect? We had multiple issues with the plumbing overflowing, issues with roaches, sliding doors falling out of their tracks, and the ac leaking. Maintenance always took a long time to come out, and they never fully fixed the problems, since we had to keep calling the office over and over again. The people working in the office were all about giving me excuses and never seemed to stray far from blaming it on the age of the building and saying anything they could to get me to go away. Do NOT be lured in by the pricing, it is cheap for a reason! Horrible, horrible, horrible place to live.

If I could rate them zero starts I would. They are nice and polite until you sign a lease and then their real personalities surface. They are not respectful and attentive to their tenants. Both Kasey and Teresa are rude and condescending. They do not answer the phones but will hound you if you are a day late on rent. They are unwilling to work with people and quickly threaten you with eviction. They are dishonest and if you communicate with them, document everything in an email so that you have proof. I've even seen them argue with people on Google reviews. Very unprofessional. Maintenance requests are closed out however the work is never done. The paint is cheap and so is the carpet.They gouge your entire security deposit until it is gone and you owe them money. They charged $15 to clean the toilet paper holders in the bathrooms but when I moved in the toilets were disgusting and the refrigerator had hair in it. I was unable to use my storage area because there were rats in it that chewed through some of my boxes and destroyed some of my items. There was mold and water damage in my unit (I have pictures) and instead of treating it, they painted over it. The same water damage and mold was found in the unit above mine and they did the same thing. The month my lease ended, I saw people moving out in large numbers and Heather (the new person who was very sweet) called me basically begging me to stay and asking what they could do to get me to stay. I talked to multiple residents who advised that they were leaving as soon as their leases were up. Everyone had the same complaints. Management and maintenance. The parking is inadequate and do not expect to be able to park near your complex. Several people had their vehicles vandalized and broken into while I lived there. Also, mailboxes were broken into and mail was all over the parking lot and mail was stolen. Personal information laid outside for hours and management was notified and did nothing about picking it up. They charge every month for pest control however they will not have the exterminator come out unless you request it every time. When pest control does show up, they do not do a thorough job. If you choose this place make it a last resort and take pictures before and after. I have contacted their corporate offices and have pictures of the carpets after all of my items were removed. I will be filing a report with the BBB. DO NOT RENT FROM CROSS CREEK APARTMENTS IN PLANO TX.
There are frequent issues with cars being vandalized. The staff is very rude and disrespectful. The manager has been extremely rude to my wife, who is disabled. When you move out they added a bunch of nonsense charges to drive up our final bill. These charges included a ridiculous $15 to clean a toilet paper holder. Some of the charges did not even specify what they were for. Also after I made my final payment on the website for the full amount owed they decided to add a late charge to that. Avoid at all cost.
