Founded in 1986 in Northern California, FPI Management expanded to cover 21 states, including Nevada. The third-party management company manages properties for owners, with a Class A, B, and C and tax-credit affordable.

FPI is the largest property management company in the Reno/Sparks market, with over 12,000 units.

With its tagline “Culture grounded in HEART (humility, excellence, accountability, respect, and teamwork),” FPI prides itself on being a people-centered workplace that creates a warm environment for its residents.

“We truly operate as a team and support each other,” said Shannon Diehl, a senior director who has been with the company for 27 years.

Community director Carrie Phillips, who joined the organization in 2022, described the level of support at FPI as “hard to find” elsewhere.

  • Reno has seen dramatic growth, with new residents moving to the area from out of town but also a high supply of properties being developed to absorb them
  • Waterfront at the Marina is a unique property targeting a small pool of renters; it’s a luxury community with high-end apartments and is the only property on the water in the Reno/Sparks area
  • FPI has to compete with other properties to attract renters to Waterfront at the Marina
  • As a third-party management company, FPI must show owners a high ROI on dollars spent on advertising

The solution

After selecting the Diamond Plus advertising package from Apartments.com, FPI saw leads for the Waterfront at the Marina jump by 30 percent. And it wasn’t just lead volume that increased but lead quality, too.
