We loved the place at first, but they didn’t tell us we were moving into a smoking building, so all our neighbors stink up our outside air and prevent freshness from entering our lives. Additionally, management decided to charge for the covered spots to make EVEN MORE money off us instead of assigning one spot to each unit and having banks of visitor spots. This is the biggest issue we have, they are so quick to make money off of us and so incredibly slow to do anything right by tenants.

I moved here due to lower rent prices compared to others in the area. Since living here there is weekly domestic police calls, there has been a SWAT event, residents park in fire lanes overnight, multiple car break ins have happened, homeless people sleep in trash areas and are constantly hanging around the buildings asking for things. If you have children or are a single female I don’t recommend this apartment complex due to safety reasons. Neighbors smoke week and cigarettes so much that I don’t feel comfortable sitting on my own balcony with newborn. The neighbors are loud and careless about noise in the evenings and night. Dog owners don’t comply with leashing pets or picking up after them. On top of that, the office staff never knows what is going on, they don’t call you back, they are rude. The maintenance team took a month to fix our dryer, we had no lights in the kitchen for a week and couldn’t see while cooking, they used literal duct tape to fix leaking dishwasher. I wouldn’t recommend this place to anyone.

Do you like neighbors who scream at each other, leave trash around, never pick up their dog poop (or have the MEANEST dogs), and wreck the place? Then this one is for you! This complex is overpriced for what you get. The gym is constantly locked when it is suppose to be available for use, it took forever for the sauna to get fixed, and the pool was closed for a lot of the summer. Not that that matters.. people trash it and makes you not want to use it anyways. I have walked outside to homeless people sleeping under windows and in the trash areas. Speaking of the trash areas- people have zero respect for themselves or others and constantly leave garbage strewn around. Apparently they don't understand the concept of trash bags. We have zero interest in renewing our lease- they are raising the rent and let me tell you, it is NOT worth the price.

Management is terrible here. Our oven was completely broken and they didn't fix it for several months, though I called multiple times. Half of our lights in the house don't work unless you fidget with a certain outlet. Our bathroom fan barely works still. The garbage disposal goes out every other day. I got towed my very 1st night staying here and had to pay $350 to get it out. The gates do not always shut at 6 o'clock so anyone is welcome inside the apartments.. There are several broken gates and lights around the apartments also, so weird people are always sneaking in. Good luck finding a parking spot past 4:30 pm. You'll have to park outside the apartments in a long line of illegally parked cars that block your view exiting the apartments. Several cars have crashed just trying to pull out of the apartments and yet the cars never get tickets and continue to park there daily. The pool was closed 3/4 of the summer and the sauna hasn't been available the whole year I've been here. 30 kids from other apartments took over the pool all day and night when it was open.. There had been multiple incidents where cops come to deal with fighting people. A stabbing occurred in the pool this year. I just crashed my car yesterday and the cops towed it without me getting my parking pass. Management wouldn't allow me to have a temporary one for a single night, instead they wanted $250 to replace the piece of plastic I would be returning in one day. When you 1st move in, your gate code and your key fob most likely will not work. Oh and you'll probably have to get a new mail key too! So many issues really add up! Guests are not allowed to park inside the apartments ever. Our doors and windows are not sealed at all. I can feel a large breeze of cold air just standing in front of the door. Small and mean washer, not for comforters or fragile clothing. Move in price is absolutely ridiculous, so is the rent (we could be in a house for this price). The refrigerator must be going out fast because it screams at us all day and night long. Place was filthy when I moved in. They didn't bother to wipe off the windowsills before painting over tons of animal hair! The closet doors are difficult to open and get stuck often. Go for a walk just around the apartments, and it's a garbage dump! I've picked some up before, but it's disgusting mess around this block all year! Air conditioning and barbecuing on your patio is not allowed. EVERYONE I've met at Riverwalk HATES it here!!!!

I would give them a zero if I could. The absolute worst management, not helpful what so ever. They advertise a clean apartment but upon moving in it was dirty, and there were paint splatters everywhere. After living here for 10 months the dryer we have repeatedly asked them to fix is still not fixed, we have to run the dryer 3 separate times for us to get dry clothes. For two weeks, we did not have a sink/washer in the kitchen because of a massive leak and clog, but because they were "under staffed" they could not fix it. Just unacceptable management, unprofessional and they really don't care about you or your experience here. The neighbors are even worse, loud smoke cigarettes and no consideration for other people. No one picks up their dog poop. I have lost 3 separate packages in their "secure" package room, and they did not offer any help what so ever. Avoid this place at all costs.
If I could give them a zero I would they don’t clean up the property there’s dog poop everywhere there’s never any parking and the office staff could care less if you need anything from them do not move here
If you plan on enjoying the grounds or the pond be warned there is dog poo every few feet that they never pick up . Office staff don’t respond in a timely manner and when they do they act like they can care less about your needs. When you move out they will bill you for things you didn’t do or things they never replace. Rent is way too high for the quality you get.
I was a renter here for the covid-19 pandemic. Everyone wore masks and the apartment was very clean when I moved in. I lived by the water feature and it was very soothing falling asleep to. The maintenance department was always prompt and on the ball. They also wore their masks during their stay in my in my apartment. Very polite and on top of things.Love the fireplace. Used it quite often. Polite neighbors and fellow dog walkers. Got a covered parking space and it was worth the cost to have my car dry and out of the rain. Enjoyed living here and the neighbors near by.
Riverwalk at happy valley is an apartment complex that tries to upsell itself as an upscale community. Unfortunately the management company that runs it believes that it is not really bound by state and local laws. Before covid it was like pulling teeth to get them to do even basic maintenance. Post covid I was informed that they "only have to do essential repairs" which is simply not true. With mg properties group be prepared to document everything. They will "forget", and "lose" vital paperwork then demand it be fixed within 24 hours via email, which is not really reasonable undee oregon law. In all it is not a bad place to live, the units are cheaply built but large, the location is amazing for commuting or if you like to travel. However, the company is so poorly run that it is nearly impossible to work with them.
When looking for a new place to live, we saw these apartments were affordable, modern, and in a somewhat good area. The reviews on this place are mostly bad on some websites, but I haven't had any complaints. It might just be my experience, but we moved in here in late May, and it's now mid June, and we have no complaints. We live in a 3 bed, 2 bath apartment on second floor (there's three floors), and our neighbors stomp rarely and we can't hear anything they do. I saw a review say they can hear their neighbors talk, and walk around, but to me, these apartments are pretty soundproof. The carpets are nice, the showers are great, the kitchen is updated and modern, and the fireplace is very pretty and works good. The pool is small but it's not that bad, and the hottub is very nice. Neighbors are nice, and the staff is very friendly. Don't believe every bad review, after we read them, we were a bit scared, but now moving in: we are very happy to be living here. Also - the free WiFi, internet, and air conditioning is for the clubhouse, not the apartment ; it's a bit misleading on this website.
Great apartment. Only down side is parking sucks at night.
