I've been here for over a year, and plan to stay as long as possible. It's a great community. I am an older lady living alone (well, I have a dog), but I have always felt safe. The staff (office and maintenance) are very accommodating. They always prioritize maintenance issues. I've only had two in 14 months. I chose this community when I moved to Texas to be near my grandson. My son and daughter-in-law don't have a pool, but the one here is beautiful. Even when it's closed, my grandson and I walk over to look at the waterfall. There are constant activities put on by the community from scavenger hunts to hot chocolate on cold days, popsicles on hot days, and food drives during the Holidays. I cannot imagine living anywhere else.

Been a resident since 1995… It's an older complex, but well-kept with lots of pretty flowers landscaping and crêpe myrtle trees and a pool area that reminds you of a California resort… Neighbors are friendly and quiet and decorate their patios with plants and flowers ..Laundry room and gym are part of the amenities to enjoy ..apartment office staff Crystal and manager Airell are very professional and cordial and accommodating.. Henry and Keene are part of the maintenance crew and are very knowledgeable and fix things quickly… The apartments are well built and easy to keep clean. Located at the I35 N./820 W. freeways, Lots of restaurants and shopping and it is 10 minutes to Alliance shopping area and 15 minutes to downtown Fort Worth..

This gated community is just that...a community not a complex. It's not your ordinary, 3-story, concrete, cookie cutter apartment complex. It's a community with good neighbors, quiet, walking paths, tree covered. I'm going on 4yrs as a resident and plan on being here many more years. Ariel, maintenance and staff accommodate my service requests(when needed)and always in a timely matter.

I have been here for almost a year now and the front desk is amazing! These are also very cute, cozy, homey apartments! They also always have fun contests,scavenger hunts,events etc. for us residents! These apartments truly care for their residents!

I just moved into these apartments and couldn’t be more happier for choosing sandshell. My leasing consultant Crystal went above and beyond to make sure I had a smooth move in. The manager Airell is awesome and very professional. The maintenance man Ricky/Henry was very courteous he saw me struggling trying to move about 50 boxes to the dumpster and insisted that I let him put them on his truck and take them for me! I put in a maintenance request about my porch light being out and he just came and installed it after hours. Great service! The apartment was in great condition and very clean! I’d recommend this place if you’re looking for a new place! Great staff and beautiful apartments.

Don’t rent here they will not fix anything or they will blame you for the bugs coming from the apartment upstairs. Stay away.
I have lived at Sandshell at fossil creek for years and I love it! Leasing and all other staff are friendly, helpful, and welcoming. Apartments have big bedrooms and a lot of storage. The new countertops are nice.
DO YOURSELF A FAVOR AND DO NOT LIVE HERE. I lived here 3 years ago and when I moved out I paid in full. I didn't hear from them for 3 years and all of a sudden I had a collection on my credit report from rent recovery solutions. For 3 years they contacted me 0 times about a balance when they had my phone #, email, etc. The additional charge was for a cleaning fee. When I moved into the apartment it was so dirty I had to mop the floors 10x. Before I moved out I did a thorough cleaning, it was cleaner than how I received the apartment. I only had to mop 1x. I have all the emails as support for those who needs proof. In conclusion, this is a very unethical company and if you don't want to risk your credit score being damage then live somewhere else.
BE AWARE!! When you sign the lease, you sign a Charges Addendum. They do not give you a move out check list/nor remind you of charges. NOTHING is considered normal wear and tear and they charge you for everything they can. I have over $1,000.00 in charges. NEVER in my renting life have I ever had this much charged! It is absolutely ridiculous. Will also add that maintenance takes forever with repairs. Two times I was without my master bath for 2-3 weeks while waiting. There are roaches and ants all the time and my apartment was clean!

Let me just make a list for you of all the issues.. There are roaches... And rats (literally climbing walls) .. My dogs have gotten sick 3x from the dog park... My A/C went out and took them 5 DAYS to fix it in the middle of SUMMER ... Go look on the news, a guy was held at gun point and had his car stolen from him in the parking lot just a few days ago... Neighbors are AWFUL... The laundry facility was off limits for a full week... The pool was barely ever open in the summer.. The staff is very unhelpful and snobby... On days where they are supposed to pick up trash (but often forget) there will be trash bags parked on side walks and as you're driving through the gates you can see it... When you're taking a tour of the apartments, they show you a model apartment ... ASK TO GO LOOK AT A REAL ONE CAUSE THEY'RE GROSS...
My AC was broken upon move in and it wouldnt go below 80. Office staff didn't bother to fix it. Also, they stopped notifying me of packages received so I would be looking for things that the office had the whole time. Water goes out at random times so stock up on that bottled water.
Love living here. Staff is wonderful and very helpful. Presently in a small 1 bedroom and transferring to a larger 1 bedroom. Grounds are beatiful and well kept. Maintenance staff right on the spot when needed. Quiet and no bugs. Glad to be a part of this complex.
I have lived here for a couple years, and can honestly say I love it. It's comfortable, clean, quiet and nice (Modern). I only wish there was more of a night life nearby! There's new staff in the front office now and they are always friendly and available when I drop in. FYI community allows pets, is gated and close to the highway but you can't hear it at all.
BEWARE OF THIS PLACE!!! This used to be a great complex though a bit outdated but it was recently bought out by a new management company and everything went downhill. With little notice the company terminated all Autodrafts set up for rent payments and then placed an eviction notice inside our apartment the first day rent was late. After an incredible hassel over finding some method for them to take our payments they let us know that the eviction notice was "just a warning they place people's doors all the time" and is just so they can be taken seriously. In discussion with a fellow resident they revealed to me that a limb from the numerous trees covering the parking lot had fallen on his car damaging it and that management had removed the limb before he could take a picture and refused to assist with payment of the damages whatsoever. After finding a new place to live my wife and I are currently in the process of moving out and were told by the front office that as long as we payed rent by our move-out date (the 7th) then everything would be fine. We were then notified yesterday that we would be charged a $75 late fee for not paying it before the 3rd. My wife then spoke to the office to see if the fee could be waived due to the fact we had been misinformed by the staff and was told they would get back to her about it, they never did. So then today we were informed they would be charging us an additional late fee because we didn't pay yesterday when it was because their staff never got back to us on how much to pay!! After speaking with the manager she insisted that there was no possible way to waive these fees even after admitting it was her staff that was at fault! Don't trust these people!!
Do not move in here, management is terrible. After 24 years of my life with no problems whatsoever with bedbugs, not even having seen one, my brand new furniture and bed get infested within 5 months of moving in. Management says it is not their policy to inspect the apartments conjoined to mine, which I believe would show they came from my new neighbors. They have also sent me a memo detailing the cost of treatment, but when I ask to see the invoice from the exterminator I am told they don't get invoiced until treatment occurs. makes me think they are pocketing a portion of the invoice. After talking to the manager in a calm tone of voice for only 5 minutes I was continually patronized and kicked out of the office. Save your money, you could have much better accommodations elsewhere for the same price I pay for this one bedroom bug shack.
Sandshell is a great place to live. It's nestled right next to 35 so it has great accessibility, but it's surrounded by trees and plants that make you forget you're so close to the city. The staff is what sets this place apart. They are truly caring and so everything in their power to accommodate their residents. I am happy to live there!!

Place is super awesome. I love that you can do your rent online as well as submit maintenance request online. The pool is nice. And everyone in the office is very nice. Don't plan on leaving any time soon.
