The past four months have been like heaven here. I’m so grateful to live in such a beautiful, well-kept building. While my junior 1 bedroom is tiny, I’ve found it to be the perfect size for a single young woman. I lived in a larger one bedroom prior but this smaller size has made me get creative with my furniture layouts and made me lead a more minimalist lifestyle — which I actually prefer! Maintenance is very responsive, patient, and kind. The front desk receptionists are always polite and available to help. You tend to run into a lot of residents in the lobby, elevator, and common spaces – they have all been lovely in my experience. If I were to think of a complaint, it would be that my unit was not 100% perfect at move in. There were a few scratches on the floor (nothing a rug couldn’t cover), the paint job on the bathroom sink was splotchy, the bathtub had bleach stains. But even as someone who cares about aesthetics, nothing was of major concern and I was able to make formal note of cosmetic damage upon move in. I am very sure I will be wanting to renew my lease.. I’ll just have to hope rent doesn’t go up too much as I managed to get a great deal moving in the winter. Highly recommend! There’s no place I’d rather live in Downtown Silver Spring.
Well over 56 documented incidents within 1.5 years living at 8250 Georgia Ave silver spring MD property. Serious plumbing concerns and floods. Other tenants have had similar issues. Serious health hazards living here. The high turnover rate of staff (over five property managers/ three maintenance managers under 1.5 years). Occurred Well over 18k in personal property damages due to improper repairs. With little to no regard for my safety, I was refused hotel accommodations during all repairs little or major. Serious mold is also very concerning, and I have developed a respiratory issue and other health complications, now using an inhaler. Additionally, the unprofessional behavior of the property manager is unacceptable. The building is not well-maintained and tenants' concerns are poorly addressed in an unprofessional manner. Poor record-keeping and ledgers are also major issues, staff entering my apartment without my permission is also alarming and raises questions about safety and security. Based on all these issues, I would strongly advise against renting this apartment. It is not a safe or comfortable living environment, and the unprofessional behavior of the property manager is unacceptable. It would be in your best interest to look for a new living situation elsewhere. Just disappointing.
We moved here at the end of 2019, and it has been a bit of a nightmare since we got new management. This property is cheaply built to start off, the windows insulation is very poor so it condenses a lot getting water inside when it rains or snows. Also, we have recently been charged ~$35/month for charges that the previous management did not charge for. The front desk staff are great and the only positive factor. The rules are also very strict for amenities. And there’s always random people and parties happening causing disruptions. I wonder if half the people I see even live here. I would look elsewhere for better options.

The entire staff here at Solaire 8250 is great! They go above and beyond to help the residents. I would personally like to thank Nyanda, Kaye, and Max for their excellent customer service. Solaire 8250 is well-maintained and any issues/concerns are quickly addressed. I am very pleased with my choice and would definitely recommend this location to anyone looking for a modern apartment with great amenities, that is perfectly situated in downtown Silver Spring, MD.

Solaire 8250 has a great location, friendly and responsive staff, and great floor plans to choose from. The rent is very reasonable for a new property as well.
I dont live here. I was looking for apartments to move into. I sent an email requesting availability and a quote on 06/03/2020. I still have not received a response. If a potential resident is getting such treatment I wonder how it is for current residents who have already signed a lease. Dodged a bullet.
RENTERS BEWARE! This building is poorly managed and the leasing office will mislead you when showing the property. Once your lease is signed, they become immediately unresponsive to your concerns. I was told when I was shown the apartment in June that construction on the building would be complete by the end of August. Here it is mid-January and loud construction noise is still an almost daily occurrence, even on weekends (drills, hammers, rattling structure, etc.) Management blames the businesses renting retail spaces and claims nothing can be done. I was also told when I was shown the apartment during business hours that outside noise is not a problem. Only after moving in did it become clear the building is near two very loud nightclubs - including an Ethiopian dance club, Republic Gardens, which blasts loud bass music with DJs yelling into microphones and hitting loud sound effects until 2a on Sunday, Monday and Tuesday nights. The leasing agent should have disclosed this, but instead she said it was no problem. I've talked to residents as high up as the 14th floor who can't sleep due to the noise. Another major noise issue comes from the constant beeping from the crosswalks near the building, which can also be heard with the windows closed. The leasing agent showed me what appeared to be very nice amenities. Only after signing the lease was I informed that the pool table, common area, and swimming pool can be 'rented out' for parties any time and are then unavailable to rent paying tenants. In addition, the grills outside connect to the internet (why!?) but do not reliably ignite. The neighborhood is more dangerous than I thought. A person was shot across the street last week and there are regularly loud fights in the street below when the bars let out. You can plan on waking every night at about 2:30a for the 'nightly show'. In sum, I want to earn others that it might look attractive and the leasing agents will tell you great things, but there are a lot of problems with this building. Maybe it will get better in a couple years when the construction ends and they work out these problems. For now, I can't even get them to address my concerns. They threatened to sue me for non-payment of I tried to exit my lease early. For now, it's a lot of sleepless nights and regret about paying high rent for less than was promised.
I too was affected by the two month delay. Initially I was beyond PISSED. The employee tasked with the unenviable job of handing out the bad news was a young woman by the name of Nyanda. I didn’t know then that this young woman would become an example of grace and patience of pressure I that I have seldom seen in high volume first contact customer service. I am a customer with special communication/language needs. Unfortunately people who are often in highly stressful positions can be a little “snippy or short” with individuals who may need additional assistance. Nyanda was a God send. I would often send her messages thanking her for her kindness. However I would not have been able to complete the move in process without her assistance. She was there for every step along the way. Those of us who like to live in newly constructed buildings understand that there are delays that are often not communicated effectively to the leasing office from the construction team. This building has proven itself to be worth the wait. Nyanda thank you again. There are several others in the office who have been great as well. It’s great to finally be home.

Overview: This leasing office makes promises they cant keep. This management is renting out apartments with no intention of holding to a promised move in date. They will get you committed to an apartment that isn't even constructed and only let you know about the delay at the last moment, leaving your family without a place to live. Details: They have been leasing out apts since the beginning of Jan 2019 with a projected opening date of May 6th. On April 22nd, I called to check the status of our application that was approved on April 4th and asked why I still haven't received the lease agreement/ welcome letter. They told me the opening date is changed from May 6th to May 13th and with the signed addendum they can take 7 more days to deliver the apartment. They also said the lease will be delivered 2 weeks before the move in date. I begrudgingly, changed my move in date to the 18th of May to make sure they would be ready for move in. It took till the 11th of May (A WEEK BEFORE MOVE IN) to receive a lease agreement , even after constantly reminding the office. The lease confirmed that my move in date was May 18th, however now they are going back on their word. They wont let me move in until June 3rd and they only told me about this when I called them 4 days before my confirmed move in date. The Solaire 8250 management is breaking their addendum and putting me in a horrible position. Please do not trust this organization with your future home.
I've recently applied to Solaire 8250, I have to say the application process was very smooth. Nyanda communicated weekly with me, and ensured that I was all set. Max has displayed wonderful service, well. If i can give the whole team 5 stars I will. You can't ask for a better place to live in Silver Spring. Walking to the metro shopping, coffee shops, restaurants, nightlife. I'm excited to move in.
