Property Ratings at Stony Point
I’ve had so many maintenance issues in my apartment since day 1 and it takes months to fix something correctly. Most of the time they just put band-aids on it just so they can hurry up and leave. Every time I turn around, I’m always having a maintenance issue such as non working water, AC constantly going out, bathroom flooded etc. the office staff are rude and never want to work with you to resolve any issues they just talk down to you. They raise the rent high and charge an additional “admin fee” each month for them essentially to “do their job” as the assistant manager told me when I asked about it. They can’t even do their job correctly. I didn’t want to renew my lease, but with personal situations going on, I didn’t have a choice but I refuse to sign another lease with stony point apartments in the future. I will be so happy when I am out of here. Stay away from this place
BEWARE!!! The rent goes up EACH YEAR & the new always cycling management, are unprofessional. My husband and I lived at Stony Point for 4 years. We never had an issue with the management when we moved in, in 2016. Immediately after we moved in we noticed the frequent changes in office management. The office manager began to change every year it seemed, maintenance workers cycled in and out, and anytime we called the office managers (changed every year) it was like attempting to move mountains to get anything done. We then had to move. My husband got a new job opportunity and we gave leasing office as much notification as we could. They charged us almost $300 for a late notice fee. We also had a dog, we paid the dog deposit and pet rent for at least 2 years. He bit the blinds, I asked previous management to replace the blinds and it never happened. He also ate two spots of the carpet, I mean small spots and stained one area. It shouldn’t even matter because that’s what our dog deposit and rent is for (over $600 we paid)! Still, They literally charged us to replace the entire apartment carpets for $465). They also charged us to replace vinyls $425??? For an outdated apartment they should have replaced years ago for us!!!! Took our deposit and left us with $653.04 to pay. What’s the point of pet rent and deposit if that doesn’t go towards pet damages? The carpet or vinyls weren’t new when we moved in, they were outdated like the kitchen appliances, they needed to be replaced anyway! Not because of us.

I lived here for more than 3 years. It's much too expensive for the value of what you get in regard to space and amenities. When I first signed my agreement, i was shown a floorplan with a full balcony and an outdoor storage closet, but my apartment had neither, and no negotiation was made to correct this. Neighbors were inconsiderate and loud (and all concerns or complaints sent to the office were wholly ignored), the appliances in the apartment were old and don't work well, there are goose droppings everywhere you try to walk, and the staff in the office will do anything in their power without being negligent to avoid being helpful or responding to questions/concerns (lazy), OR they are disorganized and don't know that they're doing. I often was spoken to in a condescending manner by the staff. They also will do their best to get as much money out of you as they can, increasing rent and charging fees whenever legally possible, "accidentally" sending you incorrect lease agreements with higher numbers, and charging you for things you aren't even aware of being an issue. They will refuse to negotiate when they're able, because the company who owns the complex is greedy and inflexible. You can only use comcast as internet due to the apartment's agreement with them, and my bill rose from $40 to $100 a month for bare minimum internet, not to mention the drafty apartments will give you terrible electric bills in the winter and the height of the summer. The maintenance staff is nice but sometimes will do things half way. This isn't the absolute worst place to live, it is a safe area so you won't get mugged or robbed, but please trust me when I say you can find better nearby for your money. I gave them a chance and they took advantage whenever they could, go somewhere else.

The rent increases regularly however there are no upgrades, nothing new offered. The gym equipment is always broken, and the trash bins outside building overflow constantly. No one seems to know what is going on at office, you call and get the run around because no one has authority to make a decision, and gives run around, or "I'm not sure". Apartment is not worth the cost, old and mildewy. Utilities are very old, and carpet was said to be over 10 years old. Buildings, walkways and light fixtures outside are covered in cobb webs, dead bugs, etc. Our heat never worked properly yet we always had an enormous heat bill from late fall to early spring and each time maintenance came they acted like we were crazy. Most of the time maintenance actually didn't know what the problem was, or how to fix things. I caught one guy peeing behind apartment building once. List goes on and on.
We have been here about 3 weeks, we live in apartment 2A and so far they have been amazing, tanya the office manager is very helpful and patient. And tyrone the maintenance guy is the bomb, short story, when we moved in we notice our air wasn't coming out like it should be, we didn't think anything about it. However recently it has been hot, so when we would have our air on set temperature it would keep raising above that, we had set to 67 and the temp got to 75 but the air would never get cool enough. Come to find out the pipes were all bad, causing blockage, Tyrone couldn't fix it the same day. However he came back and replaced everything, he also took care any other request and even vacuumed and cleaned up behind himself. He was so polite and respectful. You don't find good customer service anymore. And it doesn't make you feel so bad about paying rent! Stony gets 5 stars from me right now!!! Way to go!! Please keep tyrone around!!! Let him know a tenant really valued him!!
Management has changed 3 times in 3 years. Frequent turn over of other staff. It seems water/rain leaks are common among these apartments, just read other reviews. We had 2 water leaks in 10 days and management wanted to carpet clean rather than replace carpet altogether, just in living room despite strong mildew smell. It's just plain wrong to do that to tenants period. Mold is no joke. We've had the biggest problem with management being effective in communicating between us and maintenence staff. There are multiple office people who answer phones (or supposed to), although very frequently they don't answer, but the property manager can only make decisions on any issues. Well...problem with that is, property manager may be sick, on vacation, or simply out of office which is frequent. The bathrooms are poorly ventilated which means mold in there too :(. Maintenance doesn't have to call before coming in, which means they could pop in anytime regardless of what you are doing. They seem to think it's unreasonable to request a call before coming. If you're female, this can be frightening. In general, our requests seem to be met with we are being overactive or unreasonable. If you live on the bottom floor, get ready to endure lots of noise. Somehow 5 people are living above us....noise can be horrendous at times.
We started off having a positive experience in this apartment complex. The staff was nice and helpful. We had nice neighbors. Truly, no major issues. As time went by the complex hired new staff who seemed nice. It became clear after four different issues with plumbing that they didn't properly fix anything, and on top of that were rude to me and my husband about being a pain and being overly concerned. The majority of these issues were in our newborn daughters room, for example, raining from the ceiling. They said they fixed the issue. A few weeks later the carpets were wet to the touch. After being told that we were being overly reactive, they didn't fix it. They said the problems came from our next door neighbors. We are friendly with them and this week while we were visiting they told us that the issue was actually from the upstairs and the maintenance crew lied to us. On top of that, they replaced all of the carpet and padding for the neighbors next door. They lied to us, haven't replaced things that are undoubtedly going to cause mold and have been flat out mean. On top of this, our new neighbors upstairs are constantly loud. They wake up our baby multiple times a week. We've complained so many times, and have pleaded with them to do something to make it better. This is on top of us going upstairs multiple times a week to politely ask our neighbors to quiet down. It's truly a nightmare. At this point we've tried and been given nothing to fix the situation. I wouldn't recommend this place to anyone. The new staff is beyond disappointing. Please avoid this complex.

Things had rapidly declined over 3 years of renting. Multiple amenities and highlights of the property were taken away, however rent continued to increase. Friendly staff who were with them when we started left and the staff that remained seemed less than concerned most times with issues that arose.
I took a 40min. ride over to this property to find that the information posted was incorrect. Asked if they would honor the post under Apartments.com and the question was ignored, stating that the prices listed were old and that their starting price range is in the 900's.
