Large clean apartments in a quiet neighborhood
My family moved into the Bradford about a week ago. From the very beginning, our whole move in process was a positive one. The office staff, Clarissa and Amy, are both very sweet and helpful. They made the application and move in paperwork simple and answered any questions I had. The apartments are quiet, and very nice inside. I am so happy to have found such a nice community that was within my budget!

Great place to live
It’s a quite neighborhood. The amenities are great. Washer and dryer in the apartment, trash pick up, and plenty of room to walk dogs. The apartments are spacious. They maintain the apartments grounds. Rent is affordable. And maintenance request are completed within a reasonable time frame.

Overall
So far my time here has been a pleasant one at that. Area is maintained. They have doggie stations every where with baggies on a pole. Community is clean quiet. Seems most of everyone keeps to themselves. it is a bit pricey however your in college town duh. Staff is respectful down to earth and will help anyway possible. Better then where I was living in Saginaw by far.

Not luxury living they promote
The water bill is included they charge so much in fees and base rates. Fees and base rate is 1/2 of the charges in water use... doubling your water bill. The staff honestly sucks, they're not helpful and they don't care about residents. They'll promote luxury living and it's far from it. The grounds are dirty, the pool is dirty, the don't even change light bulbs.

It's a great place to live. On first move in alot was not taken care of and the office people might have felt like I was mad but I just wanted everything to be good in the appartment as this is our home. All in all I like the community and have no complaints.

Pros - cleanliness... (Verified Renter)
Pros - cleanliness of the grounds, nice landscaping especially in the pool area. No bugs! Cons - Garbage system, and water quality. Did not have a bad odor or anything like that, but dishes never got truly clean. Another con is the expense of the water/sewage. I've lived in houses twice as big as this apartment and did not pay $100 a month for water/sewer. Also, I was told after final inspection there would not be any additional charges. I was billed a $50 carpet cleaning fee. Isn't cleaning the carpets part of doing business? It's been awhile since I've lived in an apartment.

I have had a good experience since I've lived here. I have one problem with the high water/sewer bill I have been getting every month. $79.00 a month for a small one bedroom seems extremely high. My electric bill is only $58.00 per month.

The Trails at buda ranch has very reasonable rent prices.Iam so happy with the price range and most of all very glad that you except large animals.The community is very nice and the staff are very friendly.

Its not a bad area. The office staff is great. Cleanliness of the trash area and of the outside halls are questionable but they nice apartments.

Paying 140 dollars for water. 200% increase
All in all I would label this apartment complex as being very basic and descent. There are no highlighted amenities, garages or other items that are usually included in a luxury apartment. If you are a single person with no family and don't like hiking, grilling or generally being out doors this apartment is definitely for you. In my situation however my children are limited to a large grass patch in the center of the complex. It is the only area where children can safely play and not worry about being struck by a vehicle. Lastly our water bill has recently raised by 200%. This means that I have gone from paying 883 per month to 990 per month. Thats over a 10 percent increase in rent for the same basic apartment. Anyway I would not recommend moving here and would look at Silverado crossing or the strand in Kyle. Those apartments are just as nice if not nicer and have the desired amenities.

excellent
don't like the word elderly so am of retirement age, left a big 5 br house with pool 18 mos ago leaving an abusive 30 yr marriage and a rapidly declining neighborhood and moved here, where it is wonderful peaceful and safe. I do not believe there is a better place than here, office staff, and maintenance staff are so kind and helpful, it is so clean and well kept, and I am spoiled, everything I need is here and I am blessed.

NOT RECOMMEND THIS PLACE
I lived here from 2014-2015, it was the worst experience ever. Management does make sure you don't feel welcome. Our light bill was $130 a month, keep in mind we spent most of the time out of the complex, that's how much we hated it. Water bill was $60 (laundry day was only sunday, and once again we were hardly there) AC broke down constantly!!!!! specially in summer! Not kid FRIENDLY at all, the management does nothing for the community! I would recommend corporate to offer customer service training, they need it really bad! they don't know how to approach residents. once lease was up, I was more than happy to move out!! then a month later I get a call from debt collector stating I own them $1500 HAHA. If you want to waste every single penny of yours then go head this is the place for you.

Great Place
Living here short term while we are having a home built in Sunfield. Only apartment complex we found willing to do short term leasing which took the stress off waiting for our home to be completed. We haven't lived in an apartment in years, but I must say that the Management has really been great and accommodating. Had a few things that needed addressing at the move-in walk through and again, Maintenance address everything quickly and efficiently. All appliances are included which helps between moves. They are pet friendly if that matters. The grounds are clean and quiet. People seem respectful of each other. It is easy to access I-35. Close to shopping and eateries. The Evo movie theater is close by. I have already recommended the apartments to several friends who might need their services.

Amazing Community
Very Good community you have great space inside the apartment, all the amenities they have make it easy for you day to day routine. you have quick access to the highway and the pool area is great it is well kept. You have access to shopping centers and restaurants it will soon be even better as the city keeps growing and growing. The staff is great they are always there to help you, they are very quick and friendly when you need maintenances done. Your pet will have a great time in the pet areas they have. To sum it up if you always want to be treated in a homely environment this is the place to live.

The Trails at Buda Ranch - A lovely place to live!
I have lived here at the Trails at Buda Ranch for a year now with my boyfriend and our dog, and we couldn't be happier! Buda has that small town feel and is located about 10 minutes south of south Austin. It's like you're close enough to all the "weirdness" without having to deal with the traffic, tiny parking spots, and 300 sq. ft. apartments. If you don't feel like driving into Austin for drinks with friends, the complex is located about 2 minutes from Buda's Main street has some cool bars that offer live music, and sometimes karaoke! We live in a third story apartment that faces where the sun sets, and it is gorgeous! I am so in love with the wood floors and the washer and dryer that were INCLUDED! Even though I don't have kids yet, I love that the Trails at Buda Ranch is a kid friendly apartment complex. t's just nice to see kids outside playing with their friends, it sure stirs up the childhood memories. Our apartment is so roomy! Everything from the kitchen to the balcony is big (so much room for activities!). The people that live here are very friendly, and make it easy to make new friends. Also, everyone that works here is so kind and incredibly helpful. It doesn't hurt that they always have dog treats for my little Maddie! You should definitely consider living here, it feels just like home. :)

Trails at Buda Ranch are nice.
We (finance and I) moved in almost 2 months ago and have been in love with our apartment since. Neighbors are fairly quiet. The pool is awesome. Our apartment feels like home. We have 2 heathens called chihuahua's and they got used to the place in 2 days. I'm very happy we decided on Trails at Buda Ranch as our first apartment together.

I love Trails @ Buda Ranch
I love living here! The office staff is super friendly and supportive and the maintenance guy is amazing! I feel safe and taken care of here... The pool is awesome!! My son, cat, and I are very happy here and I would recommend this place to anyone and everyone looking for an apartment, in a heartbeat!!

HORRIBLE OFFICE STAFF...NOT WORTH THE $$$
I am coming to an end with leasing here and I could not be more happy. When I first was signing a lease I was like wow they really care, I should have known with all the delays and complications to signing my lease that this was going to be a horrible living situation. I put in a work order and it took multiple days before it was fixed. Then in June I had another problem and I called it in no one came to fix it...and I still have yet to hear from them (thank god for friends knowing a thing or to about washers). The maintenance men are not friendly and if you need ANYTHING its a sigh and you feel like a bother. What happened to the fact that I am paying for you to do YOUR JOB. If I was going to pay this much and not get any kind of luxury or fix things on my own I would buy my own house. On top of that...they will find a way to get more money out of you. The internet in the office is slow as well as the gate system does not work properly. I had a clicker but it does not seem to work but half the time so I just have to put a code in. Last but not least any time there is a storm the fire alarm will go off. It goes on for at a minimum of one hour and you are supposed to put up with it because its "weather" and "out of their control"...Well where is the fire department and the maintenance men...what if this was a real fire or emergency??? They don't care because they don't even live on property. I just thought that I am living at an apartment complex where the office and men who work here should be taking care of me and my family. I will NOT be renewing my lease nor will I ever recommend this place to anyone. WORST EXPERIENCE EVER!!!!!!!!

Terrible Office Staff & Maintenence, poor treament of residents
I have already posted a comment in reply to one resident's review. I don't want to be repetitive, but please take into consideration all that is being said about the poor treatment of the residents and the way this property is managed. I cannot even feel comfortable living in a place I pay already too much for, because you never know what they will find you doing "wrong" and fine you for. The walls are thin and floors too. We hear EVERYTHING that our neighbor's above do to the point that things will shake on our walls. Thinly built structure is the problem. There is so much to complain about. Please do not sign a lease here. We were in a rut and basically had no other choice but to sign here fast when we moved in, but we are nearing the end. I am curious to see how much the rent will be raised if we plan to resign. Just no compassion for residents at all.

DON'T RENT HERE IF YOU HAVE KIDS!
Kids are not allowed to be kids here. You will be expected to keep them locked up in your apartment all the time or be threatened with a lease violation because they acted like kids. We moved here because we thought it was a good, safe place for our kids to be able to play outside...wrong! Now we are just counting down the months until we can move.

We invite residents with children to play outside. We encourage it. However we are concerned when children run around unsupervised. We don't want anyone getting hurt, child or adult. Nice Apartments
I'm pretty new to this complex but can say I like it. The aprtment itself is updated and has a great layout. Maintenance is wonderful. Despite others comments regarding Office Staff, I find them very helpful and very receptive. My only complaint is people do not pick up after their dogs as much as they should. I also which the workout room had some updated equipment. Overall I am happy and would renew my lease
