The Ellis on Solon

I moved in 4/1/23. A week prior to moving in i came in to see the apartment and was told it wasn't ready to see yet but guaranteed it would be great by move in date so i signed the lease. When i moved in i found the counter top falling down and the only thing holding it up was the door on the dishwasher and the pipes under the sink. both bath tub drains completely clogged, the door to the master bedroom falling off the hinges, paint peeling off the ceiling due to water leaks and a piece of cardboard between the shower curtain rods and the wall because the rods were to short. the only thing that has been fixed is the bedroom door. i had to snake the drains myself. Now I've been without water since the 25th of October, today is November 19th and its still not fixed and management/owners/property managers obviously could not care less about what there tenants have to live in.

Nothing but issues! The neighbors are loud and leave trash everywhere. Our A/C in the unit has leaked since the first day. Management and maintenance have high turnover. None of the work orders have been properly finished.

When we first moved in, the apartment seemed gross and wasn’t properly cleaned after the last resident moved out. Also when we moved in, all the carpet wreaked of cat urine, which management told us they wouldn’t do anything about and we were on our own ( What’s the point of a pet deposit/fee from the last resident?). The most annoying part was how maintenance would come and go on their own agenda whenever they wanted. When I put in a small request, it would take three weeks or more for them to do it, meanwhile they would come unannounced using the master key to do weird tasks we didn’t know they were going to be doing. they would do things like clean out the air vents, but then leave all the mess for us to clean up. They had roofers come this week to redo the whole roof on our building and they had the workers come out at 5:50 am, making so much noise banging on the roof and with their machines that I couldn’t sleep in on my one day off. Not to mention they were violating the city noise ordinance as well as their own quiet ours policy. The roofers also used our electrical outlet for two days without our permission or without payment for the electricity they used. A unit pretty close to ours caught on fire one morning so we had to evacuate and stay outside for 4 hours, during the big Texas snow storm where everyone was iced in. Our apartment smelled terrible of smoke for weeks and we just about died of cold. The apartment management decided to give us a whopping $100 of our rent 2 months later because of it. Lastly, it entirely management fault, but if you live here be prepared to be woken up early by neighbors having domestic disturbances, yelling, and police showing up on the regular. Overall, if you can afford to pay a couple hundred more to go somewhere better, I would highly recommend it. We won’t be renewing our lease. There’s a reason these apartments are some of the cheaper ones in the Waxahachie area.

My husband & I have lived here for almost 3 years, and we've always felt seen. The manager is super sweet & fun to talk to. They see us, tenants, all as humans not just money. Maintenance is always there when we need them in a timely manner, and the landscaping is kept up regularly. Pest Control comes by like once a month, so bugs and such have never been an issue. We truly have loved our time here & would recommend it to others looking for a place to stay in hachie!

We moved here from austin and we love these apartments. The price and apartment are a great deal! Although it is an older complex the insides have been upgraded, new floors, appliances, carpet,ect. The fireplace is so nice and a great accent in the living room. We are in a bottom floor, three bedroom and two bath. The rooms are a little smaller than the two bedroom but we all fit perfectly. There is a huge sense of community here and the kids and parents all know each other. The dog clean up parts are plenty and come with bags, there is a cute play ground as well and small pool. There is always something fun going on 2-3 times a month at the office. Stacey the Manager, is personal,helpful, understanding and willing to work with you if you are forward with her. She always has an answer and helps with any problems. The staff (shout out to Rafael) always completes work orders in a timely matter. He even helped us install our washer! Town is down the street with every store you need. And the school district is amazing and also near. One elementary is walking distance. All in all we love living here

I rented from Solon Place way in Nov 2016...I ended up breaking my lease in Feb 2017 because of the extremely bad roach issue in my apartment. The apartment was not cleaned when I moved in ALL the lower cabinets had roaches, roaches were crawling on the walls at night in our bedroom, there were roaches in the master bath, all over in the kitchen. We made a complaint to the BBB in Dallas but the management company never replied to the BBB. The apartment below us said they had mold issues and that their air conditioner had been out for 4 months. The apartment was sprayed several times and the Massy Bug guys blamed each other for the reason the roaches were not gone. I have pictures of every room and all the roaches....no reply from management everyone is concerned over the bed bug issues but folks do not realize how dirty roaches are...they eat their own, eat their own feces they are just disgusting. I had to wash each dish every time I wanted to use it. Plus if someone smokes in another apartment...it comes through the air conditioning unit....the stuff in our second bedroom closet had smoke smell and we had to wash everything. Plus we had to double tape all boxes before we left and keep them up on tables so the roaches would not follow us, kept everything in a garage and unpacked everything so as not to get roaches in the house we were moving too. I asked to be let out of my lease and return my deposit they would not. Please we left the apartment very cleaned because that was how I was taught.

the manager is a the worst property manager ever. super nosy and rude. talks to you like you're stupid. worst decision I ever mad was moving into these raggedy apartments!

Worst apartment complex in Waxahachie. the property manager is a complete lunatic, you can't even sit at the pool without her sitting on the front porch regulating on everyone, she is VERY VERY rude. this complex never felt like home. I fleet harassed the whole time living here. very UNprofessional. does not answer your phone calls. They charge you ridiculous fees for every little thing. the AC never works, they are very run down. Take my advice and save yourself a headache!!! DO NOT MOVE HERE.

For the age of this property I find it to be a desirable place to live. Solid basic look and construction on the outside, clean neat basic on the inside. The secondary bedrooms are a bit on the small side though. The aged nature does provide cramped a bathroom in the master that's separate from the sink area but a GREAT size master closet. The appliances could stand to be updated but work well. The only reason you wouldn't leave here is if you were looking for newer construction or a particular look, with the prime location it's easy access. The property manager continues to be fair and helpful as she is familiar with all aspects of the rental agreement and property.
