Property Ratings at The Herald Apartments
Amanda and Devin in the front office are the absolute best and helped me get through the application process quickly and efficiently with quick and clear communication. I won't lie, the application process did require more documents than I've normally had to provide but once that was done it was a breeze. I even have my furniture coming in a Pod and they gave me easy access to a place where I can park and unload it, something they didn't have to do. When looking at reviews online, it did scare me because what I was reading and seeing did not line up with anything I saw. I am now moved in and here are my observations; The entire place is spotless, floor to ceiling. From the hallways to the amenities there was nothing out of place or dirty. Even the parking garage had no trash anywhere. The trash shoots were clean and well-maintained. The pool and spa both looked clean as well as the pool deck and the gym. The gym and fitness area even smelled good. The front office is huge and beautiful and also smelled really nice. The apartment itself is gorgeous. All of the lights appear to be LED, the internet is pre-installed which is something they don't even advertise (yes you still have to pay but it makes setting up easy), all of the appliances are Samsung brand and looked well maintained and clean. There's a ton of storage and the outdoor balcony on my unit is massive. The thermostat is WiFi enabled and connects quickly and easily, and there are even already spaces on the wall for a TV to be mounted. It sounds like this complex went through a rough patch before I arrived and I won't minimize that however they have absolutely gotten their stuff together and it looks incredible. If you are looking to lease here I would highly recommend! Thanks again to Amanda and Devin in the front office.

Poor management, anyone can enter and exit the building as they please, very dirty, and overall it is not a safe location for you and your property.

This place is horrible. Management does not help with resident concerns. When your on tour they are the best but as soon as you move in they stop carry about you. Your concerns are pushed to the side and only care about their money. Trust me don’t move in. This comes from first hand.

The property was great under the prior managment but since they sold it the property is terrible. You cant get the staff to even pick up the phone let alone actually assist with an issue. The managment team is rude and has zero knowledge on the property. They removed the beer garden which is a huge ammenity people moved in for. They promised assigned parking (which we pay for) and they refuse to give us. Good luck getting parking on your floor after 5. The parking gate has been broken for months so homeless people come in and out of the property. Cars arw broken into constantly and the staff refuses to help. Security doesnt enforce any rules and the pool is constantly being used for parties with groups of over 15 people that arent residents blasting music. You can hear everything in your apartment since the walls are so thin. Avoid moving here at all costs

pros: the property management, leasing office and staff they are very responsive and always available to see if I need to speak with them or send an email and extremely kind/professional - communication is great with them. if anything breaks, their maintenance team is ON IT, ive been helped many times. they go above and beyond to host community events and play movies/fights on the big screen by the pool. overall staff is a huge plus. shoutout Jeff and the rest of the Herald team. security - so many other apt's worse reviews are their inability to secure their parking garage or the building from car break ins or porch pirates, this property has badged access for all entrances/elevators and a secure mailroom! the area is off the main street in the business area so it is quiet and feels safer than the other apts by the Angels stadium cons: biggest pet peeve are definitely the loud college kids that dont pay much respect to their neighbors is the worst part of this property. we are practically a dorm for CSUF and the college kids dont have much consideration for their downstairs neighbors. you will most definitely hear your neighbors if they are heavy footed. pray the college kids around you dont get a dog that barks all the time because there are a few. find out who lives above the unit your are interested before moving in, if its college kids - run. other cons: littering, lazy tenants leaving trash by trash shoots parking - unit comes with 1, must buy a 2nd, no 3rd parking available other comments: - we are right next to the train track but the windows are surprisingly thick and block out most noise. ive learned theres a few different types of trains that go by and +90% of them are quiet or unnoticeable, there is only 1 kind that is quite loud that is annoying but doesnt come that often so its manageable. - construction is inevitable, especially considering if you moved in early when the property was still being developed, annoying sometimes but unavoidable - there were some initial hiccups from initial construction but nothing that couldnt be fixed. misty water was explained by maintenance that pipes were new. ive never seen a mouse or a roach, property is kept very clean from what ive seen by the crew. the review that compares the building to the fyre festival sounds dramatic and impatient with the building, i would definitely give this property a tour

Hello, we're glad to hear you enjoyed your visit. We hope to see you soon!
First of all this is a college apartment, I should have been aware. If you’re a student you’ll be fine with all the noise of neighbors, construction, and the railroad. I’ve had 4 college girls knock on my door at the middle of the night to tell me that there are mice (which spread very quickly) they also said they have roaches and they just moved in. The water pipes have been turning the water to a milky unpleasant color, and construction is going on all day... but the pictures were nice, if you haven’t seen fyre fest, I’d recommend seeing it on Netflix as they are a similar package. A place that sounds like everything you’d want for a high price, but you go and it’s a nightmare. I’d love to watch it over but wish me goodluck that I even get one bar of cellular data here. Goodluck on apartment searching!
