Property Ratings at The Palms
For your own safety do not move her, there are constant shootings, fights and assaults at the pool from people outside the community. Gates are always open and people know it. Have witnessed 2 shootings and recently a violent attack on a father in front of his family from these groups of individuals that come and take over the pool. You can call security all day but they dont do anything about it until there is an assault and are forced to come. I have had to write multiple people to get my lease broken due to consistent safety issues. Dont risk you and your families safety to pay for amenities that you cant ever use and save yourself that stress.
Front office ladies are so rude and lazy. You can easily tell how poorly the service is here. When I walked in the front office, first thing I see is a truck with broken windows and it looks like cars aren’t safe here. Beware.
I have lived at The Palms for close to five years. Community Director Donelle is very skilled at her work. She's friendly, kind, light-hearted and receptive and responsive to concerns. I think there are 500 apartments here which is like taking care of a small town, which we are in a way. This morning, a maintenance person came over (with proper notice), to change the air filter. The maintenance department is the best too. Always responsive like Donelle and the other people currently in the office. I love living here. The Palms is a fun place and it's like being on vacation when using the amenities.
I wish I could give. When I first moved here the management was good, upkeep was good, the location is great, close to everything, pricing was best you'd get in this area, neighborhood safety was alright. I guess they've switched management last year, and it's awful. They closed all laundromat but one, turned the rest in the storage, with no warning might I add. Usually at least 2 washers and driers are broken so it's nearly impossible to find open ones for laundry. I had to wait abkut three weeks of checking a few times a day to find an open one. Finally but in my laundry around 7 or so I put it in the drier. Came back to get my things, they were wet and stolen. Still soaking, the things they left. The bolt was taped open. This has been going on for about four months. Many residents have complained. A fee got together and set up their own security cameras, got a picture of the woman, and posted their own warnings signs everywhere, they still did nothing. Like I said, there are very few available now that they turned them all to storage, so I tried to wash all of my clothes at once. Basically lost everything important I own. Including my work uniform, can't even go to work now until I can have my job order new ones and replace them. Moving on, my shower has been broken for almost a year, I call once a week, they are always extremely rude, always make me appointments and don't show, never come. My kitchen drawer was missing pieces when I moved in. Promised to be fixed and called on for years, never came. 6 cars have been broken into in the past three weeks, good luck calling security, they'll promise to come, they never will. Final point, the apartments are decent, area very central, but living here is hell. I can't wait to get out. They seem okay but trust me and if you come by for a tour, stop and ask ANY resident here, living here is hell. RUN.
This place only wants your money and doesn’t care about following up. You are required to pay a $200 down payment that goes towards your deposit on top of the application fee. You have 3 days to cancel your application in order to get your money back. I tried getting it back and they wouldn’t allow it, although they mentioned they would call back with the application approval or denial. They DONT call you to follow up upon the 72 hour period because they just want your money. ABSOLUTELY DO NOT LIVE HERE.
First off, management is terrible about responding back or informing you about what is going on if you are having a problem or just filling out the application. The woman helping me left during the application process and no one told me. No one responded to me until I had to call to figure out if I was still able to move or not. I had to send the same documents over four times because they kept losing them or just didn't want to find them in their different emails. My move in date got pushed back due to renovations being delayed, which is fine, but from the day that I moved in till almost 4 month later I had plumbing issues. There was concrete in my pipes, but they took four months to figure this out. They never offered to reduce my rent or anything even though I could not use my bathroom for four months and rent is pretty expensive. Every time they came to "fix it" they kept blaming it on me for flushing tampons down the toilet. Just because I am female does not mean that I flush tampons down the toilet. I had to clean up SOMEONE ELSE'S SEWAGE SIX TIMES because they wouldn't send a real plumber and never cleaned it when they came to "fix it." Unfortunately, I live on the bottom floor and you can hear literally everything. If anyone lives above you, beware it will drive you crazy. The walls are paper thin and no one respects other people and you can hear yelling and music throughout the night. Parking wasn't an issue until recently when they stopped caring about who had permits to park and who didn't. Also on top of all of this, I came home from Christmas break to find that someone had used my bathroom when they were suppose to be fixing my wash machine and left it in the bowl. STILL HAVE NOT HEARD BACK. I can't wait to move.
When you first see this apartment it looks very luxurious, high end, modern, safe, and simply amazing but it really isn't. I never felt more unsafe where I live than here. There's constant fights, car jacks, littering, and trouble here. I had these two neighbors (in different units) beat their girlfriends in broad day light!!!! The other day there was a shooting!!!! And then a few days after ANOTHER car was robbed. I've had my car broken into before here as well other tenants in this place. I don't even feel safe to walk my dog inside the complex after sunset. I can not stress how much I hate these apartments because they make you believe this is a high end apartments especially with the ridiculous pricing but then it comes with all these burdens. Another thing if you ever have an issue you literally have to go in there really angry and making a scene for them to listen to you or else they will never do anything. I tried to go in there nice but all I got back was really rude attitude and yet my problem was not fixed until I came in there everyday more angry than the last time. They have an have infestation of mice, spiders, and roaches!!!!! No matter how nice and modern this place looks like it is not worth the constant stress of feeling unsafe, rude administrators, and over paying. These apartments are the worse!!!!
1. Crimes and safety: homeless people roam the property on daily basis, a lot of car break-ins which occurs consistently. 2. Horrible management. Off hour emergency phone line is never answered and voice mail box is full. Advice when dealing with them: go in loud and angry (how my roommate handles things). If you go in soft spoken (unfortunately, how I handle things)nothing will be done. Andre in the office is rude and terrible. 3. For the same price you can live in a bigger house in a better area (check crime rate). 4. Porch side trash pick up service ($$ can't opt out) is horrible. Gavin the worker makes up his own rules (will not pick up biohazards. Hence no cat litter, but if it is in a black bag all of a sudden it's not biohazard and he will pick up). Will only be nice to someone his size or bigger.

I love the location and amenities offered. But I should have read the reviews before renting. My vehicle has been broken into 5 times in 3 months and gas siphoned with costly damage to the tank. There is a mandatory trash valet fee whether you use this service. I wish management would utilize this fee for security cameras and more nighttime patrol.
It has been over 60 days since I moved out and I still do not have my deposit. I am now using whatever methods I can to let people know that they act like a typical corporate run apartment building. Cheap on fixes, and unforgiving on errors. Also, don't live here if you have a pet with a flea allergy or sensitivity. The day I moved out my dog's flea allergy cleared up immediately. I believe the flea problem is so bad because of all the stray cats running around the complex, but honestly I am not 100% certain what causes it. The only redeeming quality of this place is that it is relatively affordable and the ammenities really are pretty nice. But 60 days to get a deposit to the tenet is unnacceptable. I am going to continue to review on whatever outlets are available to me because it's really the only leverage I have to let the complex know they need to do a better job of handling situations like this. I lived here for a year and there are something’s that could be an improvement . Yes it’s close to the freeway , the mall and other forms of entertainment. The staff is friendly . The place itself is beautiful . They are remodeling apartments(more expensive) and keeping some old models (less expensive ) . But parking is terrible if your more than one person living at the apartment or you own a bike. You have to fight for a spot basically or drive in the parking lot for an hour or park outside of the apartments due to lack of space . Depends if there is either an event at cal expo or a party at the apartments.You will be towed if you make an illegal parking even though you seen the same car park in the same spot illegally for months and you park illegally once (towed). Yes that was a little personal and I apologize . People due steal clothes so don’t leave the laundry facilities or set a timer .
This place is a nightmare and the manager is the most awful person in the world. Don't expect to ever get anything fixed and most of the units reek of mold. Car theft and clothing theft happens on the daily. I would avoid this place at all cost. Please check their yelp reviews if you don't believe me.
Mail box break ins, laundry theft, vehicle theft, no parking, poor management, poor quality units, slow to non existent maintenance, no on site security, 10-15% rent hikes after first year. I live here currently, head this warning.
If you like spring break,you will love this apt complex.The palms treat there residents the best w/ there 5star luxury accommodations including a large resort style lagoon pool,2 story gym,movie room,even complimentary Starbucks Coffee every morning!This complex is surrounded by a large shopping mall & its also across the street from the cal. State fair.location, location, location! It's always a party at the palms!
First off, amazing pool and gym. The apartments are in the process of being renovated, but even the pre-renovated ones are lovely. Quiet complex and lots to do in the area.
