The neighborhood is great for renters looking for a home in a quieter environment but want to be close to the wonders of Austin city living.
Rogers Ranch residents have quick access to several retail centers for services, restaurants, and shopping. The Rim is a huge center featuring brand-name stores, chain restaurants, & a multiplex cinema. For even more entertainment, locals flock to Eishenhower Park, a natural area with five miles of hiking & jogging trails lined with beautiful cacti and wildflowers, or they ride roller-coasters at Six Flags Fiesta Texas up the road.

I have lived here for almost two years and it has gotten awful here. At first we had no problems. We had to transfer units due to my brother moving in with us. We received the keys at 3:50 on a Saturday and they close at 4. I walked into the new unit to find it was infested with roaches. I went to the office and they were closed. I called the emergency line and someone came out to bomb it. Long story short it took us two weeks to be able to move because I had to fight and fight with them to spray, clean the apartments and switch my appliances that didn't work. I actually went and sat in the office because the manager refused to speak with us. We were told that there is nothing we can do and she doesn't have time to talk with us. I ended up emailing the parent company and they finally started to help. As for everything else here is my list of reasons not to move here Pool closed all summer Gate is always broken Half the gym equipment is broken Dirty hallways that are never cleaned Trash all over the property Mailroom is always trashed and the gate door is broken Work orders take months Just a few extra complaints I was told they would put me on a waitlist for a garage and after months of seeing people move out and new people get garages they told me they don't have a waitlist. I did finally get a garage but now I don't have a key and its been a month. The cabinets were literally falling off the wall when we moved and that also took months to fix. The carpets were disgusting when we moved in and clearly not cleaned. They claimed that it felt oily because they bug bombed the apartment. When it comes to the windows they either don't open, don't have screens or the screen is torn.

The good reviews regarding this complex must be fictitious. My daughter lives here and has had nothing but problems. Management has changed so much and multiple maintenance guys have quit. New countertops were placed over rotting counters that are falling apart. Water leaks have resulted in mold. Promises to fix these issues were never carried through. My daughter finally called the City Inspector that came and issued several citations. The pool and security gates are not operable, so not sure how they can be advertised. I could go on and on…
If you want to live in an apartment with black mold and the management does nothing about it then this is the best place for you! I’ve had continuous black mold problems here and management refuses to do anything about it.

We take accusations of mold seriously and if a resident lets our staff know then we will take every step to resolve any issue within an apartment. If you still live at our community and think you may have mold in your apartment then please notify the office. We can not correct situations that we have not been made aware of.
This place cares nothing for thier renters. Roaches when I moved in took month to get rid of them...I had to hire someone to get rid of them all. Now AC not working for over a month with no rent relief from them won't let me out of the lease. Just awful and not like it's cheap here. Good location but man the management could make it so much better and really have a great place here. Most staff is good just management doesn't empower them to fix things or make it right when it's wrong. Anyway I would recommend another place or two up the road lots of other places not as run down and as poor customer service

This apartment is a con scheme waiting to take advantage of their customers. Their lack of communication caused us financial loss. They manipulate to their benefit what is promised to take advantage. They also will promise things such as amenity usage to get you engaged with a lease. These promises are unfortunately false advertisement. The front staff has no time to fix or hear about issues. Their clerical errors cause stress and time consuming issues. Packages are often times misplaced or stolen because of their lack of security and disorganization.

I lived at Vinyard springs apartments for two years. In that time they did not honor my request for a garage but took the money out for one. Our neighbors apartment flooded so they turned the water off and did not reimburse me on the hotel for the night because we needed to take a shower. Stating the water turned on at 8 am. It was dismaying to me that we ran into a lack of organization. The only time they seem able to communicate is if you have a outstanding fee that they forgot to communicate with you that was owed.

Last year I would have written a completely different review. Since the changes in staff and management occurred, I have had nothing but good interactions with the staff. Prior to this staff I had unexplained charges, maintenance requests that went ignored, and poor customer service. The new staff is pleasant and friendly. They worked to resolve issues that occurred with former staff in a timely manner, which was greatly appreciated. They ensure that maintenance requests are completed in a timely manner, and if the issue isn't resolved the first time they are quick to respond and get the issue fixed. Thank you for making this past few months far better than the first year, thus changing my opinion about the property as a whole! -Jennifer-
The maintenance requests takes forever to fix issues, the staff doesn't care about residents even though you make several personal visits, the apartments is very old construction with so many issues and dog poops every where. I repent for my decision to stay here. This apartment doesn't even qualify for 1 rating, there should be a negative rating.
Well they've had 3 property managers since I've lived here. There's so much to catch up on that instead of giving them time to fix them they fire the managers because of all the complaints that escalate up to corporate but this is only because the office doesn't have the answers. So to get anything done you have to go above them and speak to Robbie or Miriam who hide behind the phones and just tell u what u want to hear to get you off their case. The property is beautiful when they keep it clean. The gates are often broken and are left untouched for days. There are potholes around the property that have been like that for months. Last summer there were a string of robberies to tenants cars. There's a doggie park that doesn't get cleaned as often as it should. With so many animals on the property you would think they had a daily routine for the upkeep of the park. There's no where for kids to safely play. The pictures on this site do not represent the property well at all. The gym doesn't get clean. There are cob webs everywhere and some of the machines don't work or have missing parts.
This complex has not been renovated & is falling apart. Maintenance can not fix the issues these apt have. And management could care less! It is way overpriced for what you get! They have roaches trash issues water leakage issues stoves not working and ac not able to cool down all rooms. We have been here 3 month and we are constantly asking them to fix something in our 3 bedroom but maintenance has only came by once & the issue was not fixed. Do not rent from here you’ll regret it just like us & so many others.
It is really sad that after living here for more than five years, I have to advise people against moving into this property. It used to be a great property with efficient & knowledgeable staff and a management team that cared about the residents. However, all that changed when a new management took over a couple of years back and things started going downhill. Maintenance became a huge issue because of the high attrition of the staff. Every couple of months there is a new property manager disowning the past problems and promising the moon in the future. Not to mention that the 3 bedroom apartments had inherent issues - Rain water leaking into the master bedroom through the windows and under capacity air conditioning that fails to cool the third bedroom. We wanted to leave in March 2018 itself. However, once again, a new manager at the property talked us into renewing the lease by promising to immediately address the issues with our apartment. Needless to say that the issues never got fixed and the said manager left. Once again, new manager, new promises that stayed as promises. Since our daughter's health was getting affected in the apartment we decided to break the lease and moved out in Dec 2018. We understood that we would have to pay 85% of one month's rent as penalty and were willing to pay that. However, the apartment office threw up frivolous charges for petty things like forgetting a couple of shelve liners (Magazine paper that were actually put to protect the very shelves), a frying pan , painting holes on the wall, carpet cleaning etc. These charges are being forced on us despite the fact the handover of the flat was done in presence of the property manager who was inspected the apartment and was impressed with the cleaned state of the apartment. He also told us that we do not need to worry about the painting holes, carpet etc because we ad lived there for more than 5 years. The biggest shock came when we saw that the demand included rollback charge of so called "monthly discount" built into the lease ( The lease had higher so called 'market value' rent and this monthly discount was to bring the rent payable down). The unit you get may have similar issues as some of the maintenance guys had confided in us that most 3 bedroom units have the problem of rain water leaking into the master bedroom through the window and the air conditioning units are under capacity and unable to provide sufficient cooling in one of three bedrooms. STAY AWAY!
I have been dealing with this problem already for more than a Month....I living in the 3rd floor2 bedroom apt..and my apartment is infested with rats..they wake me up at 4 am by all th noise they made..my 8 yr old son is terrified n cried after we trap already atotal of 4 rats...this apartments are not doing anything to fix and they want me to pay to transferto another apartment...do not rent here because they willnot fix the issue...

Love it here! The entire staff always greet you with a smile, are very helpful to our needs, and are quick to attend to any problems that arise. The grounds and amenities are kept clean every day. The workout rooms are open 24/7 are rarely crowded. The pool area is like a resort- I’m always barbecueing/laying out in the sun on weekends! love the convenience of HEB and other shops practically across the street. Oh and all my neighbors are so nice so I feel comfortable walking my dog alone. So happy I found this amazing place!!!
Beware! Place may look nice but the structure here is so bad and sad! Management is horrible and nothing is ever ready on time here and these pictures are old the place does not look like this anymore it’s actually the worse place on this side of town! Beware everyone!
DO NOT RENT HERE, Management is horrible and uncaring and I am pretty sure some of their practices are illegal. If you value your self respect and your wallet but don not have funds to hire a lawyer, do not rent here
I lived in vineyard springs for a very long year. The staff is rude and maintenance takes a long time. Took 50 days to get my AC repaired. They refuse to repair the parking lot lights and the gates are broken on a regular basis. A petite woman and her cat lived above me and I heard every step both of them took. The worst part was the smell of cannabis that would come through the walls and floor. I would not recommend this place.
Summary: Moved into a 1BD/BA in Feb. At the time management was decent and didn't have any issues. As of June/July new group of staff has come in and made the place even better. Very friendly, open and helpful. Quiet and Friendly neighborhood Parking: I wouldn't bother getting a private slot because parking has never been an issue. I'm always able to find a spot in front of my building. Recently (3 weeks ago?) repainted the parking lines and emergency lanes. The front office reached out email and flyers to the community about 2 weeks in advanced with clear instructions on where to park and everything seemed to go fine. Maintenance: I've had 2 work orders that were responded too each within a day (extra pesticide and a lever for the toilet) Pool: never been to the back pool but main one up front has plenty of space, always clean (minus some leaves and twigs). Talked to a neighbor who said the hot tub has been down forever but recently with the new management they put up cones and construction tape so hopefully thats finally being fixed. New this year, they have cabana/canopy area where the grill is. You have to reserve it out prior and get the key and it's straight line propane which is quick and convenient. Cons: And this isn't even that big of an issue but Bigz Burgers is right outside the gate with a one way in one way out road off the frontage rd. In the evenings, especially the weekends that road will get packed from parking and some of the customers will find their way into the complex to park but they don't take anyone else parking spaces.
I have lived in Vineyard Springs Apt for a little over 3 years. They are nice, but they are just now renovating the weight room which was hardly used, and they just finished redoing the parking lot. I have since retired as of April and I have not gotten the full effect of living here. With the money I pay for rent, I think a years free rent would suffice my budget at this time. When the renovation is complete, the Apts will be much better. This would be a blessing from God.
We took a tour of this community, as well as a few others in our area. Vineyard Springs looks like a great, kid friendly place to live. Lots of amenities, to include onsite massage therapist appointments, a very big pool, dog park and decent sized gym. Definitely worth being on the list of possiblities to move to, once my lease runs out.
