Property Ratings at Waters Park
DO NOT EVEN MAKE THIS COMPLEX YOUR LAST RESORT. Roach infestation. Management does the bare minimum. Having to call The City of Bedford to actually get things rectified. What’s crazy is the management will keep the people who caused this issue even though they’ve broken their lease in multiple ways (3 bedroom apartment with 10+ people living in there [no exaggeration]) Band aid effect for maintenance. When you address an issue to the front office calm and respectful with facts; they flip it for them to be the victim and lie to your face…even with the facts and evidence in front of them. We’ve went DAYS without hot water and do you think management or corporate even compensated us on rent? Absolutely not. If I could give this complex 0 stars I would.

My husband and I have been living here for 3 years now and the thing that has stuck out to me the most, is the day in and day out of great customer service. I can always count on being greeted with a positive attitude and smile every time I walk into the office needing something by the three wonderful employees who work here. Lived here with my fiance for two years. Our apartment was directly in the sun and our apartment would not cool at all. The coolest we would be able to get our apartment in the summer would be in the high 70's. We kept asking for our AC to be fixed and looked at and every time maintenance came out, they told us it was working just fine and basically we had to deal with it. Our AC went out a total of 4 times and the heater went out once. When the AC was out, it would reach close to 100 degrees in our apartment and we were told they would have to order a part and it would take a week for the part to arrive. I complained enough to where they finally came out and magically were able to fix the AC the next day being able to cool the apartment back down to a chilly 79 degrees. Another time the AC went out, the motor above our shower was making a weird knocking noise. Maintenance came out and said nothing was wrong and I literally had to make the maintenance guy go back in to the bathroom and point out the noise that the motor was making and turns out the motor needed replaced. All the time being told by the office that we would just have to deal with the heat since our apartment would only cool to 78-80 degrees. We finally were able to move out and 2 weeks before we moved out, our AC went out again. This time I contacted their corporate headquarters about the issue, which I should have done 2 years prior because when they came to fix it this time, all of a sudden our apartment was able to actually cool down to what our thermostat was set to. We have a dog, so we had to leave the AC running the whole day while we were at work for the dog to be somewhat comfortable. The few times we went out of town or were able to turn the AC off while we were gone, when we returned to the apartment it would take literally hours for the apartment to cool to anything remotely comfortable. We live in a house now that is over twice the size, on the same side of town, with the same electric company and our electric bill is half of what it was at the apartments.
The story does not end here though. When they were painting the buildings, a painter put a ladder through a corner of our bedroom window. We were not informed of this and the only way we found out was that our dog had found a piece of broken glass and was playing with it. When I complained to the office, the girl in there got very defensive saying that they were not informed and that I shouldn't be upset. Which I cannot blame them if they were not informed but my dog could have died and they were not understanding at all. I was told they would fix the window in a few days and I argued with them telling them they had until the time I got home from work to have it fixed. We finally moved out and spent 3 days cleaning the apartment. We received a statement a few months after moving out showing that we had a credit but did not receive any check. I tried to call and was put on hold then sent to a voicemail where I left a message that was not returned. I finally had to go to the office in person where I was told that the statement was actually a bill (no where on the statement does it say this is a bill). We were charged for carpet replacement from pet damage even though we vacuumed all the time and regularly shampooed and we also paid a $400 pet deposit. They said our blinds had been chewed but our dog is not a chewer. They also said we did not clean the apartment which is a blatant lie. We were also charged for drip pans for the same AC that they refused to fix correctly. I was told they had pictures but that she didn't have them at the moment. Living at this property caused nothing but pain and grief for 2 years when all I wanted was for our AC to work properly and to be treated with respect as a tenant. I would not recommend this property to anybody strictly because of how it is managed.
I attended the pool party two weeks ago with my niece and nephew. I have visited Waters Park several times but this was the coolest pool party for kids I have ever seen. They had glow Sticks, hot dogs, chips, popcorn, and drinks. They played really good music, and at night the kids watched a movie while playing in the pool. The were giving them the necklace that glows at night, and the pool was lite. My opinion it was the best thing I have seen at the apartments, oh and the workout room. I think the pool party should become a annual event. I would like to see them add a small laundry room, and faster maintenance. But overall my sister has had a good experience living here. And it close to the Bedford boy's and girl's ranch. They remodeled the park so it's a family friendly environment. Just my observation, and I love Euless. But Bedford is nice, good job management with the pool party you guys rock!!!!#??
The apartments are in a great location and this used to be a nice place to live, but during the last few years, service has been more than lacking. Management has been turned over time and again and repairs either aren't done or done in an unacceptable manner.
