Property Ratings at WatersEdge Denton Apartments
Management is extremely negligent and unprofessional. From the moment I first stepped into the unit, it was evident that the previous tenants had not cleaned it before moving out, and it seemed as though the management did not bother to inspect the unit before renting it out again. There was a strong stench of cigarettes and mildew throughout the whole apartment and the overall level of filth was shocking. There was black mold on the ceilings of both bathrooms. There was rotten dog food and a bloody kleenex in one of the closets, among other belongings left behind! The washing machine had lots of visible grime and buildup, and socks were left behind in both the washer and dryer. The drains in both the sinks and showers were visibly clogged with hair and other trash. The kitchen was also in rough shape, with the inside of the cabinet under the sink being in a horrendous condition. I immediately reported this to the leasing office and had a very unpleasant experience dealing with Khristi, the property manager. She had 0 accountability and lacked any empathy for my situation. She straight up lied and told me that it was cleaned the week prior and that those issues must’ve been missed during their walkthrough(???), and tried to downplay the entire thing. She sent someone to clean the apartment, but the cleanliness is subpar at best. I still feel extremely disgusting and uncomfortable being in the apartment. All the other issues had still not been resolved despite me constantly contacting her and her promising to send maintenance over asap! This has been a nightmare and I definitely regret signing a lease here.

Do not move here under any circumstance, this place is TERRIBLE!! It's INFESTED WITH COCKROACHES and nothing is being done to address it. I call for pest control almost every week and keep the apartment clean but nothing changes, the roaches keep coming out from every place possible. I’ve seen roaches walking on my bed, INSIDE the FRIDGE and a roach even FELL on me FROM THE CEILING once. This place is DISGUSTING. The entrance to my apartment is always DIRTY and there is NO LIGHT, the lamp has never been fixed and because of that my father even fell on the stairs once. It's been more than five months since I complained that the dryer was not working properly and no one has ever come to fix it after all these months. This place is not worth its price and it’s DEFINITELY NOT WORTH THE STRESS. It's making me and my family’s life miserable. STAY AWAY!!

I was able to get the largest one bedroom apartment $200 cheaper than the rest bc it wasn’t renovated! The apts that aren’t renovated yet are still super nice. The appliances are just older. I seriously love the grassy areas behind the apartment buildings and the fact that everyone has their own balcony/patio. There’s also visitor parking so that random guests don’t take all the renters’ spots! You’re super close to loop 288. It only takes me two minutes to get to Target! You are right by the train, but it’s the fast & quiet bullet train, so that’s not an issue.
Jeff, Sam and Amanda make you feel welcome. Maintenance is very good and they fix things the first time and quickly. The office staff are very responsive. You can walk around the ponds and see fish and wildlife. The grounds are kept spotless. Senior Citizens are welcomed here. Neighbors are friendly and you feel safe here. If you're looking for a new home in Denton take a look at this complex. My only regret in the year I've been here is that I didn't move here years ago.

No visitor parking..? Due to my wife current pregnancy, I needed someone to house sit my apartment while we were at the hospital and my friends car was towed. Not for parking in a "reserved spot", but for parking in an unmarked parking spot. The apartment itself, is a mess. Maintenance will not fix anything I request to be fixed. And the manager/owner is the most rude person I've ever met in my time in Denton. -5 stars. Absolute trash!
I lived at Waters Edge/Colorado Court for two years and through my time there I lived with many issues. One thing that bothered me was the cabinets, they are cheap and from the 1980’s. Just this one update could really dress up the apartment complex and make the rise in prices not seem as absurd. While living there I constantly had issues with the A/C it leaked onto the carpet creating mold. I had it looked at probably half a dozen times within the two summers I was there and they fiddle with it and would say that it was fixed when never actually was. Perhaps they replaced it when I moved out. Sure hope so for future residents. In addition to the leaks about three times within the last few months of living there my A/C went completely out and I went one week without it, this was in the hot summer months. They claimed that when it is warmer than 90 it’s considered an emergency, didn’t seem that way. I had to go directly to the manager after living it this for days it to finally got taken care of. I really believe the old appliances made my electricity bill so high. I’m now living in a house double the square footage and the bill cheaper for electric. I was truly amazed. The parking isn’t great. I kind of expect that in Denton by now. But one night my boyfriend car did get broken into and his backpack was stolen. He was parked in visitor parking right in front of the office. This could happen anywhere and Waters Edge can’t do a whole lot to fix this but the complex could definitely use more lighting just for people’s safety. When I moved out they lost my deposit, so I would definitely keep an eye on them. When they were still Colorado Court they lost one months rent payment, which wasn’t a problem because luckily I had a receipt. I did have to hassle them about the deposit after a good two and a half months. I did receive the deposit in full, which I must say doesn’t always happen with apartment complexes. One thing I will say is that the location was great. Nikki, the assistant manager was amazing, at times I felt like she was the only one that had any empathy for the residents. She may be gone by now, I believe Waters Edge cleaned house when they bought Colorado Court unfortunately.

I lived here for 2 years and my only complaint is that they are very old apartments. The pictures are extremely misleading. Only the kitchen and bathroom have "wood flooring" which is just vinyl that looks like wood. The floor bases are so old and cracked that the floor literally shifts when you step on it. The kitchen has no backsplash and the cabinets are just so old. My bathtub is literally falling apart from age but they won't do anything about it. It's a great location, which is why I haven't moved but don't believe the pictures! They are renovating the outside of the complex but the internal units remain extremely outdated.

I Have lived in these apartments and management has changed close to every other year. I've seen good and bad management. The property is kept clean depending on the manager. The club house is beautiful of course. There Is no storage in the apartments. The reason I stayed is because they have a noise policy where a person can get kicked out after 3 times of noise complaints. Right now management and staff is okay. I'm moving when I can afford it.
Although they are older apartments Colorado Courts are spacious and fairly quiet apartments. As my first apartment I had little complaints through my stay and if I did they were addressed promptly.
I have loved these apartments since I first saw them a yr ago when I moved in. The ladies in the office always smile and are as helpful as possible. Even the maintenance team is nice.
I like it here. The apartments are nice and reasonable priced. There are washer and dryer connection in select units, but not mine which is the reason why I am moving. I would have stayed here, but they don't have anything available with connections. They have a great control on bugs. There are no ceilings fans in the bedrooms. The maintenance was great until recently, my kitchen lights have been out for months (its the kind that need to be changed by them). I would recomend this apartment!
