4 New Ways for NYC Renters to Search

Renting in New York City isn’t quite like renting anywhere else. From the city’s distinctive architecture to the proliferation of apartment brokers, the Big Apple offers a different experience for renters and the apartment owners and operators who serve them.

To support the unique multifamily needs of New York City, Apartments.com has added several new search options designed especially for this market. These search tools are available for searches targeting all five boroughs: the Bronx, Brooklyn, Manhattan, Queens, and Staten Island.

 

Avoid broker fees

An apartment broker is a licensed real estate professional who works on behalf renters to handle the logistics of renting an apartment. But while rental brokers are common in the New York City multifamily market, not all situations require them — and not all renters want to pay a broker fee. Brokers aren’t needed for many apartment communities that offer an in-house leasing office, for example.

If this is the case for your property, a new search filter can help renters who want to go broker-free find your apartments.

The filter “Only show listings with no broker’s fee” is now an option for all searches within the five boroughs of New York City.

 

Pick a walk-up

Walk-up apartments, which don’t have elevators, are a popular choice for budget-conscious renters. These buildings, which typically range from two to seven stories and sometimes feature ground-level retail, also offer vintage charm and daily exercise.

Renters seeking out walk-ups can now use the “Walk-Up” filter to narrow their search to this type of apartment.

 

Choose pre-war charm

Known for their iconic look, pre-war apartments buildings are common in the New York City multifamily market. These properties, built before World War II, feature a range of architectural styles, including art deco and Gothic revival.

Renters seeking out pre-war apartments can now use the “Pre-War” filter to refine their search.

 

Keep it classic in a brownstone

The traditional New York brownstone is a brick rowhouse built during the late 19th century or early 20th century. These buildings, named after their brownstone facade, have maintained a timeless appeal.

New Yorkers looking to rent a brownstone can now use the “Brownstone” filter to identify these properties.
