Which price ranges, apartment sizes, and keywords are renters looking for in this market? Here are the key takeaways from the latest renter insights reports, based on Q2 search activity from the 47 million monthly renters on Apartments.com.
Happy pets, happy residents
Pet-friendly policies continue to be among the top five features renters search for across the nation. Fido outranks Felix, with over 60 percent of pet owners indicating they have a dog.
Compared to earlier in the year, demand for pet-friendly amenities is on the rise. Renters are looking for play areas and wash stations for their furry friends, so if your community offers these services, make sure they’re featured prominently in your marketing.
Women drive apartment searches
Whether you’re looking at student renters, seniors, or renters across the country, it’s the female population that’s leading the charge to find a new residence. Women are more likely than men to search on Apartments.com, at a rate of 54 percent to 46 percent overall. The difference is even starker among seniors (57 percent) but is the least pronounced among students (51 percent).
Renters seek style
Beyond the basic amenities and function, renters are looking for a home that exudes character and style. Searches for residences that offer charm are up compared to a year ago. From built-in bookshelves to exposed brick, renters are looking for distinctive architectural features that add personality and an aesthetic touch to their home.
2-bed, 2-bath apartments are the most in demand
What kinds of residences are renters most interested in?
- Avoid the rush for the shower! A full half of searches are for two bathrooms.
- Nearly 40 percent of renters are looking for a two-bedroom unit, with one-bedrooms in a close second.
- At 88 percent of searches, apartments are the most popular type of residence, followed by single-family homes and townhomes.
- Renters are trimming their budgets. Only 16 percent of nationwide searches are for units above $2,100, while 37 percent of renters are keeping their search under $1,100 per month. That’s up from 35 percent of searches in that price range this time last year.
